CONTRACTORS RESPONSIBILITIES This outline is intended to establish minimum quality standards for build out of 13' x 18' second level room addition on 1 Kernwood St_, but is not intended as a complete specification for construction purposes. The renovations shall be constructed to the design provided by MDB Construction- It is understood that the contractor will make all necessary provisions to ensure that the renovation will be in compliance with all applicable local state codes and regulations. It is further understood that construction will be completed in a workmanlike manner in keeping with the standards of the industry. 1. DEMOLITION • All demolition necessary for the construction renovations in accordance to plans. • Deletion of one heating unit in existing bedroom. • Provide on site containers if possible, or removal by truck of all job related debris. 2. EXCAVATION/FOUNDATION/SLAB None 0 3. PARTMONS EXTERIOR: All exterior partitions shall be constructed of 2x4 wood stud, 16" o_c., 'V' plywood sheathing (CDX), Tyvek air infiltration barrier, full coverage vinyl siding to match existing as close as possible with available materials (NOTE: Color will most likely not match), 3 '/2", (R-13) wall insulation, 'h blueboard (skim coat plaster). INTERIOR: All new interior partitions shall be 2x4 construction, 16" o.c.,'/2' blueboard (plastered). 4. FLOOR Wood joist floor framing to be existing roof rafters and plywood. '/z AC, or equal finish plywood to be attached as necessary-. Finish floor to consist of wait to wall carpet (carpet materials and installation allowance of $1,400.00) and to include adjacent bedroom, and stairs down to kitchen. WINDOWS/DOORS • 2 New construction (premier or equal) vinyl windows to meet egress code. • All new interior doors to be hollow core luan pry -hung door units. • Installation of one hollow core luan pocket door unit. 7. PLUMBING • Installation of all plumbing necessary to supply, waste, drain, and vent in accordance to code. One fiberglass tub unit, (standard contractors line tub unit supplied by WB) • One additional bathroom accessory to be supplied by ewner , and ins W ied by 1MB_ 8. HEATING • Installation of hydronic baseboard heat to match existing as close as possible. Note: No upgrading of boiler has been included in the cost of this project Note: New heat to be attached to existing zone. 9. SPECIALTY ITEMS • Installation of all necessary wood trim to match existing as close as possible. • MDB to supply all builders drawings, and building permits. Owner to supply any special permits, and or permissions. Note: Owner to supply plot plan if required by the building dept. • Installation of one new cricket style roof attached to main roof so as to shed water properly. This item will cause us to delete, after, or remove existing wirrdovv dorso r in existing bedroom. • Installation of any plumbing chase walls, and ceilings necessary to cover new plumbing. 11. EXCLUSIONS • Any unforeseen conditions. Note: MDB describes an unforeseen condition as any additaonnaf wort: required due to a condition that was not visible or known by the builder during the walk through or pricing stage. • Repairs to any landscaping, or driveways caused by dumpsters, trucks, excavation, etc. Note: MDB will do their best to protect property, but cannot be held responsible for normal construction damage. • If the homeowner chooses to reside in the home during renovations, MMB Construction will not be responsible for problems due to airborne particulate, hazardous construction situations or homeowner caused delays. It is the intent of the contractor to have a working crew Monday through Friday 7:30 to 4:00. It will be the homeowners responsibility to ensure that the job site is in a work ready environment during our crews working hours. • MDB Construction will not be responsible for moving or protection of homeowners furniture and personal possessions due to homeowner residing in the Name during the renovations. • MDB Construction to not be responsible for any variances, and or special permits. • All painting, and or staining to be by owner. 12.
