Page 2 of 23 FIRE PROTECTION Automatic sprinkler protection shall be provided to protect 100%of the building, in accordance with NFPA 13. WATER SERVICE A new 8-inch fire service will be located in the sprinkler room and connected to the municipal water main.The service will include a backflow preventer,alarm check valve,dry pipe valve,water flow switches and associated piping, drains and alarm wiring. All valves will be supervised by a tamper switch.Drains will be extended and will spill to grade. The 4-inch fire department connection and water motor gong will be located on the exterior of the building,with location and type as preferred by the Fire Department. The fire department connection shall be located from 36" minimum to 42" maximum above the ground, including a 30 degree turn down elbow. COMBINED RISER SYSTEM A combined riser and standpipe system shall be provided, connecting to the Alarm Valve assembly in the Water Service Room, and extending via a ground floor feed main to 6-inch combined risers located in the remote stairs. Combined risers shall include a floor control valve assembly and Fire Department Valve at each level. The floor control valve assemblies shall include drain connections and risers. Crossmains shall be interconnected at each floor level. The Fire Department Valves, located at intermediated floor levels, shall be pressure reducing type with 2-1/2" orifices, and 1-1/2" reducers with caps and chains. Pressure gauges with snubbers shall be located at the top of the risers. STANDPIPE SYSTEM A 4-inch diameter standpipe system shall be located in the central stair, fed by the ground floor feed main. A Fire Department Valve shall be located at intermediated floor levels, and shall be pressure reducing type with 2-1/2" orifices, 1-1/2" reducers with caps and chains. Pressure gauges with snubbers shall be located at the top of the risers. WET SPRINKLER SYSTEM A complete wet sprinkler system shall be provided, for all occupied floor levels, ground through fourth floors.Interconnected risers shall feed the crossmains, feeding sprinklers to branch mains and branch piping. A separate branch main,with waterflow switch and isolation valve with tamper switch shall be provided at each Retail Tenant area. Condominium units shall connect to the horizontal crossmain in the corridors,via a single branch main per unit. An isolation valve with a tamper switch shall be provided at each branch main(one per unit). NFPA 13 As a mixed-use building in Massachusetts,the entire structure shall be protected by an automatic sprinkler system installed in accordance with NFPA 13. Page 3 of 23 e DRY SPRINKLER SYSTEM A dry sprinkler system shall be provided, connecting to the Dry Pipe Valve assembly located in the Water Service Room, and extending via an express riser to the rooftop concealed spaces, extending to all combustible areas below the ornamental roof structure. PIPING Schedule 40 steep shall be utilized for all piping in the building. All dry system piping shall be Schedule 40 galvanized piping. All risers, feed mains, crossmains and branch mains shall be Schedule 40 steel. CPVC piping may be used as an alternate, limited to installing beyond the unit branch main and isolation valve,within the unit only. SPRINKLERS Sprinkler heads will be wet quick response type except heads within the rooftop space,which shall be dry type. EXCEPTIONS Sprinkler coverage will be provided throughout the building, including closets, with the following applicable NFPA 13 exception: 1. Piping will be NO-HUB cast iron with heavy-duty stainless steel clamps and neoprene gaskets. Schedule 40 PVC Drainage Waste& Vent Piping and fittings with solvent welded joints will be considered an alternate,but should only be run above the first floor.As a noise consideration,cast iron is preferred. Provide cleanouts with brass caps and screws the same size as pipe up to 4-inches and not less than 4-inches for larger piping at the ends of all branches on soil and waste piping and in such other portions of the piping where run is over 50 feet. Provide floor drains in all mechanical rooms. Hot water shall be generated by gas fired water heaters located in the ground floor mechanical room.The heaters shall be condensing type,with 99%efficiency. Domestic water shall be distributed via a third floor horizontal maim The end of the main shall be collected and returned to the water heating plant,complete with a hot water circulation pump,to maintain the temperature in the system. Install vacuum relief valves located above the top of the heater on cold water supply lines to water heaters. Water heating plant shall be equal to 1100 gallons per hour recovery,with 400 gallons of storage. Piping will be NO-HUB cast iron with heavy-duty stainless steel clamps and neoprene gaskets. NATURAL GAS A new natural gas service, with a gas meter tree,shall be provided. Separate meter sets shall be provided for: • House Gas(HVAC Rooftop Units and Domestic Water Heating) • Each Retail Tenant Space • Each Living Unit Extend separate gas piping to each retail space HVAC unit(s). Extend separate gas piping systems to each Living Unit.Living unit gas piping shall supply HVAC heating units, and shall accommodate future gas dryer and cooktop/oven conversions. Gas piping will be schedule 40 black steel. Gas piping within units or at equipment connections may be corrugated stainless steel tubing. Safety shut-offs shall be located as required by Code. Installation and testing shall comply with NFPA 54 and the requirements of the approving authorities. Install piping pitched not less than 1/4-inch in 15 foot slope upward to risers and down to meter and equipment. Install branch tees on the side or top of mains and provide 6- inch minimum size drip legs at low points. FIXTURES Water closets in living units will be vitreous china tank type fixtures, with a maximum of 1.28 GPF flushing rate. Water closets in public areas shall be wall hung vitreous china with 1.28 GPF flush valve assemblies. Urinals shall be wall hung vitreous china with 0.5 GPF flush valves. Kitchen sinks will be 18-gauge minimum, undercoated type 302 stainless steel, single bowl with lever handle,gooseneck faucet with pull-down hose spray,and a garbage disposal. Dishwasher waste will be connected to the garbage disposal. Bath tubs and showers will be acrylic or reinforced fiberglass with anti-scald shower valve, showerhead, and tub spout. Floor Drains in finished areas shall be cast iron body with nickel bronze tops, and trap primers. Floor Drains in mechanical areas shall be cast iron sediment bucket and heavy duty cast iron tops,and trap primers. Garage Drains shall be cast iron body with sediment bucket and heavy duty cast iron tops. PIPE SUPPORT Support all piping included in the work of this section with hangers and rods attached to the building structure with UL-Listed attachments. Provide insulation continuous through hangers and install hanger outside of insulation. Protect insulation with galvanized steel shields. BOILER VENTING Provide CPVC condensing HVAC Duct furnace intake and exhaust piping. Extend from each living unit through the roof.End with concentric termination kits. Provide CPVC condensing'domestic water heater intake and exhaust piping.Extend from each living unit through the ground floor side wall.End with concentric termination kits. Water Heaters: Aerco, PVI - Page 9 of 23 HVAC Apartment Units Heating and cooling for each unit will be provided by a high efficiency(93%AFUE)two stage up- flow condensing type furnace with sealed combustion a cased cooling coil and an air cooled condensing unit. Equipment shall be based on Carrier, Trane, or Lennox. The furnaces will be located in the utility closet in each of the units. Combustion air and flue gases will be ducted via PVC pipe or AL 2911C stainless steel.If PVC is used the installation shall be by a licensed plumbing contractor.If AL 2911C is used it shall be installed by a HVAC contractor and approved by the licensed plumbing contractor. The installation shall be in accordance with equipment UL Listing. Venting shall be through a concentric intake-exhaust vent or individually vented per the manufactures recommendations. The flue and intake terminations shall be at the roof of the building. The vents shall have a separation distance per the manufacturer's recommendations when installing more than one adjacent to each other. The vent and intake terminations shall be installed per Code and manufacturer's recommendations for distances from building intake openings and adjacent flue vents and intakes. A direct expansion,cased cooling coil, piped to a remote air cooled condensing unit, will be installed at the discharge of each furnace. The air cooled condensing unit will be mounted on a manufactured vibration pad on the roof.The condensing unit shall be matched to the cooling coil and furnace.Condensate from the furnace shall be piped to a neutralizer tank provided with lime chips and terminated at the floor drain in the utility room.The cooling condensate shall be piped to the common condensate riser which will drain to the storm drain. The cooling condensate drain lines shall be piped independently from the furnace condensate. Each room shall have ducted supply sidewall grille with double deflection vanes and opposed blade dampers. The bedrooms shall have transfer grilles with a grille low on the wall at one side and high on the wall at the other side of the wall with sheet metal ductwork connecting between. The furnace units shall sit on a stand to allow a return air plenum to be connected to the bottom of the unit. The return ductwork shall be ducted under the raised floor of the utility room and run to a sidewall grille mounted under the door to the utility room. The ductwork shall be run under the floor to the return plenum at the unit. Flexible ductwork shall not be used where there are diffusers and grilles installed in sheet rock ceilings. The master bedrooms and dining room shall have additional diffusers to compensate for additional load in these rooms. Heating and cooling systems will be controlled by a single 7-day programmable thermostat for each unit. Each toilet room will have an exhaust grille. The minimum CFM required for the bathroom shall be 30 CFM of continuous operation. The exhaust grilles will be ducted to a common exhaust riser. Page 10 of 23 Each clothes dryer will be ducted to a termination cap in the outside wall or through the roo£ Ductwork for the clothes dryers shall be aluminum with silicone sealant at the joints. Installation shall be such that screws do not stick into the ductwork. Rigid ductwork shall be used above the sheet rock ceilings. Flexible ductwork shall not be used above ceilings. Kitchen exhaust hoods will be ducted with sheet metal from the hood to the outside wall with a weather cap. Kitchen hoods will be furnished by others. The HVAC Contractor shall perform and submit cooling and heating gain/loss calculations and equipment selections. Cooling system to have 101/o safety factor and heating system to have 15%excess capacity for pick-up and recovery.The following are the parameters which should be used to calculate the capacities for the building components: Design is based on the following criteria: Winter Inside 720F Outside 0°F Summer Inside 75OF 55%RH Outside 95 OF DB 730F WB Ductwork: Max Friction .08" WG per 100 feet Central System Ventilation Energy Recover Units shall be located on the roof with one unit centrally located at each wing of the building. The units shall be packaged with electric heating and DX cooling. The exhaust rate of the unit shall be 80%of the supply to positively pressurize the corridors. Two units shall serve the building and each shall provide approximately 1500 CFM supply/outdoor air and 1200 CFM exhaust air. Supply ductwork for each unit shall be distributed at the fourth floor ceiling to common vertical chases down through the building. c A total of 4 supply grilles shall be provided per floor equally spaced along the length. The ' exhaust from each of the risers shall be ducted to the ceiling of the fourth floor and connect to a common exhaust. The common supply and exhaust ductwork shall rise up through the roof to the Energy Recovery Unit. All supply ductwork shall be insulated with 1.5"thick duct wrap. The exhaust ductwork shall not be insulated. The unit shall include filters in both air streams, weather hoods, variable frequency drives on both fans, microprocessor control for the unit and room sensor mounted at each floor, roof curb, dirty filter sensor, rotation sensor and frost control. Remote control panels shall be provided and mounted in the storage room behind the elevators at the fourth floor. Interconnecting wiring shall be run from the units to the control panels. Outdoor ventilation air for these areas shall be ducted to an exterior louver.The intake louvers shall be a minimum of 10 feet from any gas vent or exhaust.Outdoor air ductwork shall have a motorized damper which will open when the unit is operational and close when the unit is off. The amount of outdoor air required shall be current code requirements of IMC 2009. Supply and return ductwork shall be run above the ceiling.The supply diffusers shall be placed in the ceiling to provide even air distribution in the space served. A minimum of one return shall be provided in each space served except toilet rooms. Toilet rooms 120 and 121 shall be exhausted through the side wall louver. A single fan shall exhaust both rooms and be connected to the light switch in each toilet.A 10 minute time delay shut-off shall be included with the fan. The entrances to the building vestibules and lobby areas and corridor 113 shall be provided with electric cabinet heaters mounted flush in the wall. Each heater shall be sized for a minimum of three(3)times the calculated heat loss and have an integral thermostat. The stairwells shall be provided with electric cabinet heaters. Cabinet heater shall be provided at the lowest level and the top floor of each stair except stair#1 which will only be at the top. Page 12 of 23 The water/sprinkler room and mechanical room 107 and 115 shall be provided with a 3 KW electric unit heater. Elevator Machine Room The elevator machine room shall be cooled with a minimum 1.5 ton split refrigerant cooling unit. The evaporator unit shall be mounted in mechanical room 107 and ducted into the machine room with sidewall or ceiling grilles. Fire dampers shall be provided at the wall penetration with 2 hour rating. The condensate drain shall run to the nearest storm drain. The refrigerant piping shall run to the condensing unit located on grade. The unit shall be similar Mitsubishi PEA-A18AA4 with inverter type compressor. At the top of the elevator hoist way a motorized damper shall be installed at the hoist way vent. A sensor shall be mounted at the top of the hoist way so that the damper shall open if the sensor rises above 90 degrees. The damper shall also open if the power to the damper is lost or if the fire alarm system goes into alarm. Coordinate with the electrical contractor for wiring to the fire alarm system. A 12- inch opening shall be provided between the hoist way and the machine room and covered with wire mesh screen. Mechanical room U 5 shall be provided with an exhaust fan which will exhaust 300 CFM from the room to keep it under a negative pressure. A transfer grille shall be provided from corridor 113 to the mechanical room with ductwork connected between the two. Commercial Spaces The commercial spaces shall be provided with a separate horizontal gas furnace and refrigerant cooling coil piped to an air cooled condensing unit located on grade. Each space will have one unit with the exception of commercial space #4 which shall be provided with two units. The furnaces shall be located above the ceilings of the spaces. Combustion air pipe and flue gas pipe will be ducted via PVC pipe or AL 29-4C stainless steel.If PVC is used the installation shall be by a licensed plumbing contractor.If AL 294C is used it shall be installed by a HVAC contractor and approved by the licensed plumbing contractor.The installation shall be in accordance with equipment UL Listing. Venting shall be through a concentric intake-exhaust vent or individually vented per the manufacturer's recommendations. The flue and intake terminations shall be at the side wall of the building. Outdoor ventilation air for these areas shall be ducted to an exterior louver.The intake louvers shall be a minimum of 10 feet from any gas vent or exhaust.A common outside air duct plenum shall be run from the louver through the commercial spaces.The ductwork shall be sized for a maximum velocity of 650 FPM to reduce pressure drop in the ductwork and on the systems. Each unit connected to the outdoor air ductwork plenum shal I have a motorized damper at the connection which will open when the unit is operational and close when the unit is off. A motorized damper shall also be installed at the louver and should be interlocked to open when any of the other dampers open. The outdoor air intake louver size will be approximately 24"x18". The amount of outdoor air required shall be current code requirements of IMC 2009. Second Floor Overhang The area of the second floor which over hangs the parking areas of the building and is exposed to freezing temperatures shall be provided with a heated ceiling plenum. Electric unit heaters shall be provided in the plenum space which allows the area to maintain a temperature of 50 degrees. Unit heaters shall be oriented to allow good circulation of air within the plenum space. Refrigerant Piping Piping shall be copper type ACR with brazed and soldered joints. Provide refrigerant specialties per manufacturer's requirements for piping to the condensing unit and the cooling coil. Installation shall be in accordance with ASHRAE 15. Piping shall be insulated with flexible elastomeric closed cell insulation 1.5" thick to meet the energy code. All seams shall be sealed with manufacturer's recommended adhesive. All joints shall be sealed to provide continuous vapor barrier. All exterior piping shall be provided with a field applied PVC jacket at straight runs and fittings. All seams shall be sealed. Condensation Drains The AC condensate drains shall be Schedule 40 PVC piping with plastic fittings and solvent welded joints. The piping shall be a minimum size of 1" for a single unit and 1-1/4" for multiple units. The drain risers shall drop to the first floor ceiling and connect to each other in the horizontal run. Coordinate locations for connections to the storm drain with the plumbing contractor. Final connections shall be made to the storm drain back water valve by the plumbing contractor.PVC piping shall be supported as required by the pipe manufacturer's instructions. Page 14 of 23 Sheet Metal Ductwork Ductwork shall be galvanized sheet steel constructed and installed in compliance with SMACNA's HVAC Duct Constriction Standards —Metal and Flexible for low pressure systems. The use of flex ductwork above sheet rock ceilings is not acceptable. All duct joints shall be sealed with water based joint and seam sealant The sealant shall have a maximum flame spread index of 25 and maximum smoke developed index of 50 according to UL 723. Supports shall be sheet metal straps, angles or steel cables.Attachments shall be sheet metal screws. Ductwork passing through fire rated partitions shall have fire dampers installed. Access doors shall be installed at each fire damper location for inspection. Fire damper rating shall match fire partition rating. Ductwork connections to the furnaces shall be made with flexible connections. The horizontal furnaces shall be suspended from the structure and have vibration isolation hangers or fans with internal isolators. Install volume dampers at points in supply, return, and exhaust duct systems where branches extend from larger ducts. Where dampers are installed in ducts having duct liner, install dampers with hat channels of same depth as liner,and terminate liner with nosing at hat channel. Diffusers, Registers and Grilles will be by MetalAire, Titus, or Price Industries. All air supply outlets shall have double deflection vanes. All air terminals except transfer grilles shall have opposed blade balancing dampers. Insulation and Acoustic Liner Ductwork shall be insulated with 1.5" thick mineral fiber blanket insulation with factory applied FSK jacket. Joints shall be stapled and sealed with 3" wide FSK tape to provide a continuous vapor barrier. Supply return and exhaust ductwork within 10 feet from the gas furnaces and 20 feet from the energy recovery units shall be provided with 1" thick fibrous glass Type I with antimicrobial resistant coating applied to the interior surface of the liner. The liner shall be secured with adhesive and mechanical fasteners. The adhesive shall be water based and shall comply with NFPA 90A. Provide metal nosing for transverse edge of liner. Outdoor air ductwork shall be insulated with 1.5" thick insulation. Air Balancing, All equipment and air terminals shall be balanced by a certified testing and air balancing contractor. Testing and balancing is to be performed in accordance with the procedures and practices outlined in ANSI/ASHRAE standards 111-1998 or AABC National Standards. ASHRAFIIESNA Compliance: Applicable requirements in ASHRAE/IESNA 90.1, Section 6.7.2.3 - "System Balancing." Air balance reports shall be generated and submitted for review. Page 15 of 23 Adjust fans to deliver total indicated airflows within the maximum allowable fan speed listed by fan manufacturer. • Measure total airflow: Where sufficient space in ducts is unavailable for Pitot-tube traverse measurements, measure airflow at terminal outlets and inlets and calculate the total airflow. • Measure fan static pressures as follows to determine actual static pressure: • Measure outlet static pressure as far downstream from the fan as practical and upstream from restrictions in ducts such as elbows and transitions. • Measure static pressure directly at the fan outlet or through the flexible connection. • Measure inlet static pressure of single-inlet fans in the inlet duct as near the fan as possible, upstream from the flexible connection, and downstream from duct restrictions. • Adjust volume dampers for main duct, sub-main ducts,and major branch ducts to indicated airflows within specified tolerances. • Adjust air outlets and inlets for each space to indicated airflows within specified tolerances of indicated values. Make adjustments using branch volume dampers rather than extractors and the dampers at air terminals. All air quantities shall be balanced to a tolerance within+10 percent of the design. The building will have a dedicated service room containing all electric and water meters. The house electrical panel will be located in this room. The room will have a 1,000 watt electric unit heater installed with a line voltage thermostat,wired to the house panel. The design/build electrical contractor's engineer will be the engineer of record and will be responsible for all design calculations including unit and building electrical load calculations and ResCheck(energy code) as required by the Massachusetts Building Code. All calculations shall be performed by a Massachusetts Registered Electrical Engineer. All calculation shall be submitted for review. All electrical, telephone, cable TV, security, intercom, and fire alarm wiring shall be performed by electricians licensed by the Commonwealth of Massachusetts. SYSTEMS DESCRIPTIONS GENERAL, All wiring within each unit shall be copper and sized per the Massachusetts Electrical Code (MEC). Service and feeder conductors may be Aluminum if properly sized per the MEC and properly treated as required by the manufacturer. Verify all torque settings prior to final inspections. All work shall be done in a neat and workman like manner. Any work that is deemed unsatisfactory by the architect or engineer shall be corrected at no additional cost to the owner. ELECTRICAL SERVICE A. The service lateral from utility transformer and/or exterior handholes shall run underground along the outside of the building and SHALL NOT run under any of the dwelling units. Feeders between the meter stack and the tenant loadcenters shall be run BELOW the concrete slabs in conduit, they SHALL NOT be run in cables through adjacent dwelling units. Where fire alarm wiring is required to run between adjacent dwelling units, it shall be run in conduit and all penetrations shall be fire-sealed. The building shall have 120/208v three phase, four wire electrical service. Dwelling units shalt have 120/208v single phase service. The house electrical service shall be 120/208v three phase, four wire. Provide a separately metered service for the house loads. The house panel shall provide a main circuit breaker. The panels shall contain the quantity and sizes of circuit breakers as required to meet the needs of the house and site loads. Page 17 of 23 B. Each unit shall have (at a minimum) a 125 Amp, 120/208v single-phase electrical service run from the meter stack in the service area to each load center located as directed by the architect. Each unit's loadcenter shall have a 125 amp main breaker,a minimum of 30 poles each with the quantity and sizes of circuit breakers called out below. Any remaining spaces shall be filled with 15 and 20 amp single pole spare breakers. The electric meter stack location and service installation shall meet all requirements of the local electrical utility. Each unit shall have GFCI protected receptacles installed in the kitchen at the countertops, in the garage, at the front and back on the outside and in all bathrooms and any other location required by the MEC. All 15 and 20 amp, 120v branch circuits shall be protected by an AFCI type circuit breaker. Duplex receptacles shall be located such that there is no more than six feet to a receptacle along every wall. Every wall over two feet in width shall have a receptacle, except in hallways as allowed by code. Kitchen countertop receptacles shall be installed such that there is no more than 48" between receptacles. Each counter space 12"or greater shall be provided with a GFCI protected receptacle. A minimum of one duplex receptacle shall be installed at each roof deck patio. Provide a separate 20A rated switch for each receptacle; label each switch "Patio Receptacle."
