SRA DECISION:
At their meeting on July 11, 2007, the SRA voted to approve the DRB
Recommendation for the 275-281 Essex Street Final Design Plans with the
condition that the uses on the first floor shall be retail and/or restaurant, with the
exception of the two first floor residential units.
RECOMMENDATION:
At their meeting on July 10, 2007, the DRB recommended approval of the proposed
Final Design Plans with the following conditions:
• Tinal construction diawings_slM be reviewed by.the DRB?
• If new brick is required, the selected brick shall be reviewed by the DRB.
• `horizontal sign_band shall be added to the building elevation in the
expression of the original design, to better divide the retail and residential
portions of the building.
• Pending review of the horizontal sign band in the final construction
drawings, retail signage shall be located in the sign band.
• Only approval of the second floor location and vertical orientation of the
residential project name signage is recommended. The final design of this
signage shall be reviewed by the DRB.

ASSEMBLIES BETWEEN FIRE AREAS: Table 313.1.2 requires a two hour rating for all uses
within the structure. Installation of an automatic sprinkler system in accordance with section
906.2.1 allows for a one hour reduction to not less than 1 hour and not less than section 602
requires for floor construction.
313.1.2 Separated Use Groups: Each portion of the building shall be individually classified in a
use group and shall be completely separated from adjacent fire areas by fire separation assemblies
(see 709.0) and floor/ceiling assemblies(see 713.0)having a fire resistance rating determined in

709.2 FIRE AREA: Fire separation assemblies separating adjacent fire areas shall comply with
fire resistance ratings required by Table 313.1.2.
709.3 OPENINGS: Openings shall not be limited where adjoining fire areas are equipped with an
automatic sprinkler system.
709.4 CONTINUITY: All vertical fire separation assemblies shall extend from the top of the fire
resistance rated floor/ceiling assembly below to the underside of the roof deck above.
709.6 PENETRATIONS: Penetrations shall be protected in compliance with section 709.6.
709.7 ANNULAR SPACE PROTECTION: Penetrations of rated assemblies shall be protected in
compliance with section 709.7, 7
710.0 VERTICAL SHAFTS
710.3 FIRE RESISTANCE RATING: A shaft connecting four stories or more shall be enclosed in
with a fire separation assembly having a fire resistance rating of not less than two hours.
710.5 BOTTOM ENCLOSURE: Shafts which do not extend to the bottom of the building shall be
enclosed at the lowest level with a fire separation assembly having a fire resistance rating of not
less than that required for the shaft enclosure walls.
711.0 FIRE PARTITIONS
711.1 GENERAL: Fire partitions shall be constructed in compliance with section 711 and have a
minimum fire resistance rating as required by Table 602
711.2 CORRIDOR WALLS AND TENNANT DWELLING UNIT SEPARATION: Wall
assemblies that are installed per Table 602 for corridor wails and to separate dwelling units shall
be fire partitions.
713.0 FLOOR/CEILING AND ROOF /CEILING ASSEMBLIES
713.1 GENERAL: Floor/ceiling and roof/ceiling assemblies shall have a fire resistance rating
of not less than required in Table 602 and shall be constructed in compliance with section 713.

714.1 GENERAL: Roofs shall be constructed to meet the requirements of Table 602.

715.1 REQUIREMENTS: The fire resistance rating of structural members and assemblies shall
comply with the requirements for the type of construction and shall not be less than the rating
required for the fire resistance rated assemblies supported
715.2 PROTECTION OF STRUCTURAL MEMBERS: Structural members which are
required to have a fire resistance rating that support more than two floors, one floor and a
roof, or support a load bearing wall or non-load bearing wall more than two stories high
shall be individually protected on all sides for the full length or height with materials
having the required fire resistance rating.

Please be advised that the construction authorized under the above permit is subject to 780 CMR
Section 116, CONSTRUCTION CONTROL, of the Massachusetts State Building Code.
All construction documents, including but not limited to, working drawings, shop drawings, and
specifications shall be prepared and approved by a registered professional architect or engineer. These
documents shall be submitted to the Building Department for permit review purposes.
Progress reports shall be submitted by a registered professional architect or engineer to the
Building Department on a weekly basis.
Reports shall contain all information regarding the readiness of the project to proceed and any
comments pertinent to problems encountered on the site that effect compliance with any and all codes.
Deviation from approved plans shall be brought to the attention of the Building Department.
At the completion of the project,a report shall be prepared by the registered professional architect
or engineer commenting on the readiness of the project for occupancy and listing any pertinent deviation
from the approved building permit documents.
Also, at the completion of the project, the general contractor recorded on the permit shall certify to
the best of his knowledge that the work has been performed in accordance with the approved construction
documents and in a safe and satisfactory manner in accordance with all applicable local, state, and federal
statutes and regulations.
Failure to produce reports shall result in a cease and desist order placed upon your project within
five(5)days after an established due date has passed.
