Summary of Code Review:
Seger Architects, Inc. has provided a site visit and a code analysis to review an existing retail space located at
186-1 Essex Street.The existing retail space is approximately 1,445 SF and is located on the first floor. Both the
main entrance, which is located on Essex Street and the 6' egress door to the Museum Mall are fully
accessible.The entire retail space is fully sprinkled with a fire protection system in ful�compliance.
The proposed use is for a tourist attraction for visitors to pass through. The extent of proposed work will
include; removable 8' high partitions (fully braced), painting, eledrical wiring for lighting and special effeds.
No repair work or aiterations are required for the existing space. 7he 8' height of the proposed partitions fall
below the existing ceiling height of 9'-8",allowing the space to be fully sprinkled.
In summary, the existing space and proposed construdion complies with both life safety and HC accessibility
codes. Refer to the attached drawings for layout and life safety plans.

• Egress doors must swing in the direction of egress travel where serving an occupant load of 50 or
more people (780 CMR 1008.1.2).
• All rooms or spaces with a travel distance of over 75 feet must be provided with two egress doors and
illuminated exit signs at each exit(780 CMR Sections 1014.1& 1011.1).
• All egress exits must discharge to the exterior of the building except that a maximum of 50% of the
number and capacity of the exit enclosures are allowed to exit through areas on the level of discharge
if the egress path fully conforms with the requirements of 780 CMR 1023.1.
1004.3 Posting of otcupant load. Every room or space that is an assembly occupancy shall have the occupant
load of the room or space posted in a conspicuous place, near the main exit or exit access doorway from the
room or space. Posted signs shall be of an opproved legible permanent design and shall be maintained by the
owner or authorized agent.
1018.4 Dedd ends.Where more than one exit or exit access doorway is required,the exit occess shall be
arranged such that there are no dead ends in coiiidors more than 20 feet(6096 mm) in length.

1028.7 Travel distante. Exits and aisles shall be so located that the travel distance to an exit door shall not be
greater than 200 feet(60 960 mm) measured along the line of trevel in nonsprinklered buildings.Travel
distance shall not be more than 250 feet(76 200 mm)in sprinklered buildings.Where oisles are provided for
seating,the distance shall be measured along the aisles and aisle accessway without travel over or on the
seats.

SECTION 411 SPECIAL AMUSEMENT BUILDINGS
(Refer to the attached appendix A for additional requirements)
411.1 Generel. Special amusement buildings having an occupont lood of 50 or more shall comply with the
requirements for the appropriate Group A occupancy and Sections 411.1 through 411.8. Amusement
buildings having an occupantload of less than 50 shall comply with the requirements for a Group B
occupancy and Sections 411.1 through 411.8.
Exception:Amusement buildings or portions thereof that are without walls or a roof and constructed to
prevent the accumulation of smoke.
For flammable decorotive materiols, see the Internationol Fire Code.
411.5 Alarm. Actuation of a single smoke detector, the automatic sprinkler system or other automatic fire
detection device shall immediately sound an alarm at the building at a consYantly oitended locotion from
which emergency action can be initiated including the capability of manual initiation of requirements in
Section 907.2.12.2. [F
907.2 Where required-new buildings and structures.An approved fire alarm system installed in accordance
with the provisions of this code and NFPA 72 shall be provided in new buildings and structures in accordance
with Sections 907.2.1 through 907.2.23 and provide occupant notification in accordance with Section 907.5,
unless other requirements are provided by another section of this code. (F]
907.2.1 Group A.A manual fire alarm system that activates the occupant notification system in accordance
with Section 907.5 shall be installed in Group A occupancies having an occupont load of 300 or more.
Note:Occupancy load is less than 300 persons.
431.6 Emergency voice/alarm communications system. An emergency voice/alarm communications system
shall be provided in accordance with Sections 907.2.12 and 907.5.2.2, which is also permitted to serve as a
public address system and shall be audible throughout the entire speciol amusement building. [F]
907.2.12.2 System response. The activation of two or more smoke detedors, a single smoke detector
equipped with an alarm verification feature,the automatic sprinkler system or other approved fire detection

3. Adivate an approved directional exit marking that will become apparent in an emergency;and
4. Activate a prerecorded message,audible throughout the special amusement building,instructing
patrons to proceed to the nearest exit.Alarm signals used in conjunction with the prerecorded
message shall produce a sound which is distinctive from other sounds used during normal operation
411.7 Ezit marking. Exit signs shall be installed arthe required exit or exit occess doorways of amusement
buildings in accordance with this section and Sedion 1011. Approved directional exit markings shall also be
, provided. Where mirrors, mazes or other designs are utilized that disguise the path of egress trevel such that
they are not apparent, approved and listed low-level exit signs that comply with Section 1011.4, and
directional path markings listed in accordance with UL 1994, shall be provided and located not more than 8
inches (203 mm) above the walking surface and on or near the path of egress travel. Such markings shall
become visible in an emergency. The directional exit marking shall be activated by the automatic fire
detection system and the outomatic sprinkler system in accordance with Section 907.2.12.2.
411.8 Interior finish.The interior finish shall be Class A in accordance with Section 803.1.
803.11 Application of interior finish materials to fire-resistance-reted structurel elements. Where interior
finish materials are applied on walls, ceilings or strudural elements required to have a fire-resistance roting
or to be of noncombustible construction,they shall comply with the provisions of this section.
803.91nterior finish requirements based on group.Interior wall and ceiling finish shall have a flame spread
index not greater than that specified in Table 803.9 for the group and location designated. Interior wall ond
ceiling finish materials tested in accordance with NFPA 286 and meeting the acceptance criteria of Sedion
803.1.2.1, shall be permitted to be used where a Class A classification in accordance with ASTM E 84 or UL
7z3 is required.

a. Class C interior finish materials shall be permitted for wainscotting or paneling of not more than 1,000
square feet of applied surface area in the grade lobby where applied directly to a noncombustible base or
over furring strips applied to a noncombustible base and fireblocked as required by Section 803.11.1.
b. In exit enclosures of buildings less than three stories above grade plane of other than Group I-3,Class B
interior finish for nonsprinklered buildings and Class C interior finish for sprinklered buildings shall be
permitted.
c. Requirements for rooms and enclosed spaces shall be based upon spaces enclosed by partitions. Where a
fire-resistance rating is required for structural elements,the enclosing partitions shall extend from the fioor
to the ceiling. Partitions that do not comply with this shall be considered enclosing spaces and the rooms or
spa�es on both sides shall be considered one. In determining the applicable requirements for rooms and
enclosed spaces,the specific occupancy thereof shall be the governing factor regardless of the group
classification of the building or strudure.
d. Lobby areas in Group A-1,A-2 and A-3 occupancies shall not be less than Class B materials.
e. Class C interior finish materials shall be permitted in places of assembly with an occupant load of 300
persons or less.
f. For places of religious worship,wood used for ornamental purposes,trusses, paneling or chancel furnishing
shall be permitted.
g. Class B material is required where the building exceeds two stories.
h. Class C interior finish materials shall be permitted in administrative spaces.
i. Class C interior finish materials shall be permitted in rooms with a capacity of four persons or less.
j. Class B materials shall be permitted as wainscotting extending not more than 48 inches above the finished
floor in corridors.
k. Finish materials as provided for in other sections of this code.
