The inspection was performed to evaluate an existing steel beams that shows signs of heavy rusting and to provide recommendations for repairs. Directions indicated throughout this report assume the building is viewed from Essex Street. EXISTING CONDITIONS The building consists of first floor commercial space with apartments on the two upper floors. The structure is wcod framed with a brick veneer. The front first floor exterior walls are glass with isolated columns and three recessed entry doors. We reviewed the steel beam in the basement area which is located at the front exterior face of the building. Based upon our observations of the basement and the exterior of the building, it appears that the front area(framing bay) of the building was added to the original structure. The steel beam spans between brick piers which coincide with the columns of the front fagade. The steel beam originally supported the front addition and the sidewalk. At some time after the installation of the steel beam, concrete masonry units were installed under the steel beams(probably part of a sidewalk reconstruction project). The only part of the basement which extends under the sidewalk is at the water meter location which is below the left first floor store entrance (see photo #1). Project 44-056 /During our inspection we reviewed the basement area for any additional structural deficiencies. only deficiency was an opening in a brick basement wall at the bottom of the basement stairs photo #7). Although probably not initially a load bearing wall,the wall was built tight to the erside of the first floor joists. Also, it is possible that load has been transferred to this during a renovation that cannot be determined by a visual inspection. CONCLUSIONS & RECOMMENDATIONS It is our opinion that water has been penetrating between the building fagade and the sidewalk for some time and leaking down on top of the steel beam. This condition occurs for the entire length of the building but the left beam span appears to be in the worst condition. b We recommend the following: 1. Removal of the steel beam along the front exterior wall as it is heavily deteriorated with 100% section loss in some areas. The beam should be removed for the full width of the building as it is starting to cause damage to its supporting elements as well as the storefront. The floor framing currently supported by the steel can be supported by the existing concrete masonry unit (CMLI) walls. We recommend that repairs include extension of the existing concrete masonry units up above the sidewalk to provide a continuous water barrier between the building's basement and the exterior sidewalk; 2. Repairs address the water penetration from the sidewalk/building guidancc for that an Architect/waterproofing consultant be contacted provide recommended repair detail; 3. Repair any deteriorated brick on the supporting piers observed in the basement area following removal of the steel beam; 4. Infilling the opening in the brick basement wall with similar materials as existing. We have prepared a sketch for our recommended repair after removal of the steel beam based upon our f . Please note that the sketch details assumed conditions and field observations (see page 4) a ids for the repairs. Also, the limits of the slab observed over the water meter should be used as guide location may exist for the full length of the building.
