BUILDING CODE REVIEW
Massachusetts State Building Code
The renovations will require conformity with the Massachusetts State Building Code (MSBC), Sixth
Edition. Directly applicable Articles and Sections include:
Article 34: Repair, Alteration, Addition, and Change of Use of Existing Buildings
In the case of this structure, the original use would is classified as mixed use (R2) multiple dwellings.
The proposed use is classified as (R2) 8 unit residential building. In this instance repair and
restoration of existing building must proceed with compliance to the MSBC requirements in 3404.0
Requirements for Continuation of the same use group or Change to A Use Group Resulting in a
Change in Hazard Index of one or less.
The following Massachusetts and local Codes were reviewed to develop the required renovation.
a. 780 CMR: State Board of Building Regulations and Standards, Sixth Addition
b. 521 CMR:Architectural Access Board
C. NFPA Standards and Edition used for design of each specific fire protection system
Summary of the Code Analysis Findings
The proposed renovation will include an operable fire alarm system per requirements of the Salem
Fire Department& NFPA.
