Dear Jim,

As per your request I have reviewed the proposed plot plan for property
located at 31 Briggs Street.
The property is presently non-conforming by reason of lot frontage, lot
area, and set-backs from front, side, and rear, but so called Grand-Fathered.
The plan, as proposed, would increase the non-conformance of the property
rear set backs and also exceed the maximum lot coverage in this R-2 Zone
by more than the 357, allowed.
The necessary Variance's must be obtained from the Zoning Board of Appeal
prior to the filing of a Building Permit application.
