The property is presently non-conforming by reason of lot frontage, lot area, and set-backs from front, side, and rear, but so called Grand-Fathered. The plan, as proposed, would increase the non-conformance of the property rear set backs and also exceed the maximum lot coverage in this R-2 Zone by more than the 357, allowed.
