An application is being submitted to the Board of Appeals for the following reason(s):
Petitoner is proposing to construct two single family residences on 5 separate and contiguous land court parcels.The property has
direct access to Durkin Road and Martin Lane via a paper street(formerly Sable Road)that predates the zoning ordinance. The
property has 265 feet of frontage on the paper street and 25,788 square feet of area. One dwelling will be constructed on 3
parcels totaling 15,000 square feet and will meet R1 zoning. The other dwelling will be constructed on two parcels totaling 10,788
square feet and will require variances for minimum lot area,lot area per dwelling unit and lot width. An additional variance may
be required to construct two dwelling units on a single lot if the Building Inspector determines the parcels have been merged for
purposes of the Zoning Ordinance. See Petitioner's Statement and documents referenced therein for additional information
regarding the application.

hardship to the Undersigned and relief may be granted without substantially derogating from the intent and purpose of the Zoning
Ordinance.
