The existing structure is in an R2 zoning district and was converted from a 2 unit building to a
single in the year 2000.
The property is nonconforming to minimal lot area requirements.
We are asking for relief due to the minimal lot area requirements. The current lot size is 7501sf.
The proposal is to convert the legal status of the said property located in a permitted R2 zone
district back to a 2-family dwelling.
The plan submitted shows the parking meets the required spots requirements.
1. Social economic, or community needs are served by the proposal. The proposal will
bring back the original use to the building.
2. Traffic flow and safety including parking and loading are not expected to be adversely
impacted.
3. Adequacy of utilities and other public services: Existing utilities and other public services
are adequate. The legal status change back to its 2-family status will not negatively
impact any utilities and other public services.
4. Impacts of the natural, including drainage: No impact is anticipated.
5. Neighborhood character. The aesthetic character of the building will remain as is and
always was.
6. Potential fiscal impact, including impact on city tax base and employment. The proposed
conversion back to a 2-family status will most likely increase the city tax base.
