Zoning Board of Appeals Application
w
Application ID: ZBA-21-50 Date submitted: October 26, 2021
TO THE BOARD OF APPEALS:
The Undersigned represent(s)that they are the owner(s)of a certain parcel of land located at:
Address:10 PLEASANT STREET Zoning District:R2
An application is being submitted to the Board of Appeals for the following reason(s):
We are seeking relief from the Zoning Board of Appeals to alter a non-conforming building located on a non-
conforming lot at 10 Pleasant Street. The home is located in the R-2 Zoning District. The existing home (built
around 1810) does not conform to the Table of Dimensional Requirements. The required front yard setback is
15', the building is built 4.7'from the front lot line. The side yard setback requirement is 10'and the existing
building is 0.1'from the right side lot line. The existing lot does not conform to the Table of Dimensional
Requirements, it lacks the required lot area and frontage. The required lot area is 15,000 square feet and the
lot is 5,637 square feet. The required frontage is 100'and the existing frontage is 52'. We are proposing to
demolish an existing single story workshop and will replace the demolished structure with a 2 1/2 story
addition. Of note, the proposed addition will not create any new non-conformities. Additionally, we are
improving the right side setback from 0.1'to 1.3'.
For this reason,I am requesting:
[a Variance(s)from provisions of Section of the Zoning Ordinance, specifically from
LjLuej A Special Permit under Section 3.3.5 of the Zoning Ordinance in order to To demolish and reconstruct a non-conforming single
story structure with a new non-compliant 2 1/2 story structure. No new non-conformities will be introduced as a result of our proposed
work.
L]Appealing a Decision of the Building Inspector:
[_]Comprehensive Permit:
Current Property Use:(2)Family Home Are Lot Dimensions Included:Yes
The Undersigned hereby petitions the Board of Appeals to vary the terms of the Salem Zoning Ordinance and allow the project to be
constructed as per the plans submitted,as the enforcement of said Zoning By-Laws would involve practical difficulty or unnecessary
hardship to the Undersigned and relief may be granted without substantially derogating from the intent and purpose of the Zoning
Ordinance.
