In par ticular, you have directed my attention to the frontage and the fact that the road is unpaved and unaccepted by the city. In the instant case, there appears to be three problems to address. ;First, the zoning ordinance CSection VI) requires a minimum lot area of 15, 000 square feet. Second, the zoning ordinance requires a minimum lot width of 100 feet. However, the lot may be buildable if the lot existed prior to adoption of the zoning ordinance and conformed to the then existing re- quirements provided the lot has a minimum area of. 5, 000 square feet and 50,foot frontage CSection 'VIII B) . Assuming the lot is non-conforming, Massachusetts General Laws Chapter 41 requires that before a building permit may be issued, the way giving ac cess to the lot must be acceptable to the Planning Board.
