The property in question is located in an R-1 zone. Although the lot is undersized by today's zoning the lot size is grand fathered. Our zoning document states that if a property is destroyed by more than 50% of floor area it can only be rebuilt in compliance with zoning. This would apply to setbacks and height requirements. The lot size is grand fathered currently R-1 zoning requires 15' front, 10' side and 30' rear setbacks. Fortunately, the current house meets all these setbacks requirements.
