Our office received a complaint regarding life safety and egress conditions at your property located at
23 Abom Street.
The most concerning off these violations that has been received are the life safety, egress conditions at the
property, This failure to maintain a required means of egress violates section 116.1 through 116.3of the eighth edition
of the Mass Building Code with Mass amendments .Required Inspection must be conducted by our Department to assure
compliance with the State Building code and city ordinances.
Under the provisions of 780 CMR, Section 104.6—Right of Entry, of the State Building Code, access to this property
must be granted for the purposes of this inspection. Please call this office upon receipt of this letter, if this property has
rental units these tenants must be notified in advance of this inspection so that access to these spaces may also be
accomplished.
This Required Inspection shall be conducted by this office on Thursday,June 28, 2012 at 10:00 a.m.; failure to
respond to this notification will be construed as non- compliance,with issuance of Municipal tickets and as such an
Administrative Search Warrant will be sought, so as to allow the lawful inspection of this property.
You are hereby ordered to immediately contact our Department upon receipt of this letter.

Dear Ms. Belmonte
As I mentioned previously, this building is a grand-fathered non-conforming
two- family.
Your alternatives are:
1. The seller hires a contractor to convert the building back to 2 units (entirely
remove the 3rd floor kitchen and cap off plumbing). This would entail obtaining
building, plumbing and wiring permits.
2. Obtain an affidavit from the buyer that he intends to make the conversion
described above and not occupy the building until the illegal unit is removed
and inspected by us.
3. File an appeal with the Zoning Board to legalize the current condition and
not occupy the building until the variance is granted and appeal period has
expired

AND LINDA AND KLEVES ZEPAJ AS OWNERS
OF 23-23R ABORN STREET
The parties named above agree to the following facts and conditions stated below:
1. As voting records and census records show that four families resided at the above
address prior to the enactment of the Zoning Ordinance, the Building Department
will recognize the building at 23 and 23R Aborn Street as a legal four family
dwelling and will issue a certificate of occupancy as a four unit building under the
following conditions.
A. That no more than 2 units be occupied until all work is completed and
inspected and an occupancy permit issued.
B. That a licensed plumber apply for permits and bring all plumbing and gas
piping up to code.
C. That a licensed Electrician apply for permits and bring all wiring up to code
including adding a house meter for common areas and separate dedicated
meters for each unit. That fire alarm systems be brought up to code for a four
family dwelling.
D. That all work described above.be completed and signed of by the Building,
Plumbing and wiring Inspectors within 120 days of this agreement.
