An application is being submitted to the Board of Appeals for the following reason(s):
Belief from section.4.1 of the Zoning By Laws with respect to side yard setback,front year setback,and minimum lot area per dwelling a
143-145 Derby Street to construct a new 90'x 42'+/-mixed use building to include 2 commercial units and 5 residential units. The
zoning code requires a 10 ft side yard setback and a 15 ft front yard setback. The proposed building would reduce the side and front yard
setbacks to 0. The code requires a minimum of 3,500 sq.tt.of lot area per dwelling. The proposed building requires a reduction of
minimum lot area per dwelling to 1,600 sq.tt.to allow for the proposed 5 units.
For this reason.1 am requesting:
IJ&l Variance(a)from provisions of Section 4.1 of the Zoning Ordinance,specifically from Front and Side Setback and minimum lot
area per dwelling.

hardship to the Undersigned and relief may be granted without substantially derogating from the intent and purpose of the Zoning
Ordnance.
