without negatively impacting its architecture and integrity. This application seems to be the
first for window replacements on the structure and can serve as a guide for future window
replacement applications at 10 Derby Square.
The Board found that the replacement window is appropriate for the building. The window
will be aluminum clad with wood interior, double hung with identical light patterns as
currently exist. The window will be simulated divided light with exterior mullions and will be
inserted into the existing wood trim. The replacement windows will blend with the existing
windows on this historic façade.

Restoration of older wood windows is preferred, though replacement windows are evaluated
on a case-by-case basis. The Authority approves of the proposed replacements, which are
aluminum clad with wood interior, double hung with identical light patterns as currently exist.
The window will be simulated divided light with exterior mullions and will be inserted into the
existing wood trim.
The Authority acknowledges that the replacement windows will have different dimensions
with a smaller glass area than the others on the building; the visual impact of the smaller
window is decreased due to the third floor location of the project. If these windows were

light with exterior mullions and will be inserted into the existing wood trim. The replacement windows will blend
