Conditions of Approval: - Consistency with Approved Design/Plans: Should the applicant determine that the project may not be completed as presented and conditioned herein, he/she/they shall return to the DRB to review proposed modifications prior to making any changes in the field. - Color of Screening: The applicant shall match the color of the screening to the ensure that the restoration includes the chimney, whether the current chimney is retained or a new, faux chimney is constructed to replicate the look of the original. Findings: - The Board found that the applicant addressed their concerns efficiently and appreciate the effort to balance the screening of the mechanical systems and the view corridors for both residents in the project and surrounding residents. By matching the color of the screening to the window trim the result will be a visually cohesive project. The dark color on the screening will also help it 'disappear' into the background of the building. Positioning of North-Eastern Screen: The applicant shall move the screening at the north-eastern corner of the building as far from the edge of the roof as is practical to maintain visual screening and to allow for repair and servicing of the equipment. Findings: - The Authority found that the applicant balanced the screening of the mechanical systems with the residential view corridors. By matching the color of the screening to the window trim the result will be a visually cohesive project. The dark color on the screening will also help it 'disappear' into the background of the building. The applicant's willingness to adjust the location of the north-eastern screen so that it is further from the edge of the roof will bring more consistency to the roofline as the screen becomes less visible.
