Michael Sullivan Decision: At a regular meeting of the Design Review Board (DRB), upon a motion duly made and seconded, it was unanimously voted to recommend approval of the proposed façade modifications as designed and conditioned herein. Referenced Plans and Documents 1. Plan Set titled ‘Goldberg Properties, Inc., 14 New Derby Street Renovations’, prepared by Pitman & Wardley Associates, LLC, 32 Church Street, Salem, MA 01970, dated 5/12/20. 2. Staff Comments dated 5/27/20. Conditions of Approval: The DRB recommends incorporating the following conditions: 1. Consistency with Approved Design/Plans: Should the applicant determine that the project may not be completed as presented and conditioned herein, he/she/they shall return to the DRB to review proposed modifications prior to making any changes in the field. 2. Window Trim Color: The window trim color shall be black to provide contrast to the beige tones of the building. Findings 1. Consistency with Design Standards and Guidelines: This project is consistent with the design guidelines and standards in that the existing materials are being repaired. 2. New Tenant Entrance: The creation of a new tenant space within the building and the reconfiguration of the façade to facilitate the new tenant entrance was designed to complement the existing storefront systems and creates a consistent design among the building’s main façade. 3. Character of the Structure: The restoration and reconstruction work retain the historic character of the building through the retention of character-defining masonry elements and the removal of the brick-covered historic window openings on the rear façade.
