Statement of Hardship(for Variances): Currently the existing garage at 66 Willson St is located within the 15'setback. The building is in need of major repairs as it has been deteriorating for many years. While making those repairs and in an effort to increase its highest and best use it would be ideal to attach it to the existing house via a breezeway and expand it to the 30'rear set back. This remodeled 3 car garage would sufficiently address our families parking needs without creating a hardship for our neighbors or our community.As stated in 4.1.2 Notes to Table of Dimensional Requirements. Item#3 states"On a corner lot,the minimum front yard depth. rather than the minimum side yard width, shall be applied to determine the setback of any building from lot lines abutting any public way." Based on this I'm required to have a 15'setback instead of the 10'side yard setback. If required to move the structure to comply with the required setback would mean that the ADU and the main house would lose one of its means of egress causing a potential fire hazard.
