As we hope the board will see,we have taken steps to ensure each item either preserves,improves, and/or serves to clarify the nature of the approved project. It's important to also note, many of these changes are part of the normal design refinement for a project of this scale based on the level of permitted documentation: 1. BUILDINGS 6 & 7—Originally permitted as two structures with two detached garage structures in between -we are requesting these buildings be combined as one and the same detached garages be newly located adjacent to First St. This proposed change will visually improve the public appearance because it moves the taller vertical apartment exposure away from First St by roughly 81 ft (from 36ft to 117ft off First St). The new primary public view of this condition would be a tasteful clapboard single-story car garage with colonial windows facing the street tucked behind the permitted street tree buffer. We are not requesting any changes to the approved landscape plan. • 2. BUILDING 5—As a clarification point,not a change, this building will be 3 stories as viewed from First St and 3 stories as viewed from the site interior. The building is `sheared' along the ridge by a full story due to grading which allows the First St elevation to sit lower. 3. BUILDING 3/4—This building is located at the center of the site and was permitted as a `kinked' or boomerang-shaped building. We are requesting this building be engineered straight. Straightening out pulls the building further from the wetlands, eliminates retaining walls within the buffer and allows natural sloping, and creates a more efficient parking garage for residents. Being central to the site with only the south end of the building visible from Traders Way (by a distance of 150ft from the street), the exposure of this building to the public is essentially unchanged. 4. BUILDING 2—We are proposing Building 2, as viewed from the corner of Traders/First be 3-stories with tastefully-implemented change in elevation and lower roof elements that will visually`settle' the building down. The professional opinion of our design team is that architecturally the two-story condition quickly rising to four stories will look very awkward when executed. Our proposed elevation, along with the attendant/permitted screening trees,will provide sufficient elevation relief and serve to address public concern for a well-designed and thoughtful presentation. 5. PARKING—Overall off-street parking has been increased from the approved 315 spaces to 322 spaces. 6. RETAIL SPACE - We are proposing to occupy roughly 1,900sf(25% of the approx. 7,600sf of retail space) in the south-east retail space as our leasing office that will be open to.the public during normal business hours. We intend to utilize retail-looking • signage and retail hours with lights on. DUMPSTERS—The approved plan had four dumpster enclosure locations scattered around the site. We are proposing to consolidate the trash operation into a single/centralized compactor screened from view located at the originally-approved central location modified slightly in geometry. 8. DOG PARK—We have relocated the dog park per the conservation commission recommendation for it to be positioned outside the buffer. It is now located near the club house. 9. WALKWAYS—We have added and removed a few walkways to facilitate better resident/public flow to and from the site. Most notably are changes with the path behind building 3/4, between First Street and Building 5 to allow more direct access to the dog park, and between Building's 1 and 2 and Traders Way. 10. CURBING—We have changed only the site's interior curbing from granite to bituminous Cape Cod berm. Vertical granite curb remains at each vehicular entrance for public appearance. Granite curb is not necessary at the interior locations. We intend to employ monolithic concrete curbing where the parking lots intersect with concrete sidewalks, a common condition for developments of this type.
