The Phillips House includes a variety of different roofing types, which have been installed at different time periods
over the last 100 years. The 1912 tin roofs over bay windows on the north(rear)and east elevation are showing
severe deterioration including rusting and delamination of the support coating. The 1912 tin roof over the front
portico (south) is also showing deterioration including cracking and rusting. All of the tin roofs are currently
leaking; damaging interior plaster,paint, and other wood elements. The goal of this project is to replace the tin
roofs with copper with the pan size in the same dimension of the tin(12"x19") and to coat the copper in the same
color as the existing tin. There is already a precedence of changing the tin roofs to copper as the piazza roof on
the north and east was replaced to copper in the 1990s.
If funding allows, in addition to the tin roof replacements, the tar and gravel roofs on the rear(north) elevation,
which were installed in the 1970s, would also be replaced in kind.
There are no detail changes anticipated for this project. Spot painting may need to be completed as cladding may
need to be pulled up to flash the copper roofs properly. Paint would match in kind. No color changes are outlined.

North Elevation- although not part of the public way, the scope of work does include repairs on
this elevation. The work would include the replacement of the tin roof over the bay window on
the first floor with copper. If funds allow, the two tar and gravel roofs on the first and second
floors will be replaced in kind.
