Ch. 40C) and the Salem Historic Districts Ordinance. District: McIntire District Address of Property: 6 Federal Court – Carriage Barn Name of Record Owner: Federal Court Realty Trust Description of Approval of Work: ▪ Demolish carriage barn at rear of property. This approval is due to deteriorated condition of building, safety concerns, and determination that building cannot be restored without the majority of the building being rebuilt with new material. This approval is made with the following conditions: 1) Upon submission of demolition permit application, applicant shall notify Historical Commission staff of demolition schedule. Applicant shall salvage existing cornice corbels and any other building details that are reasonably determined to be salvageable by applicant and contractor; 2) Existing carriage barn foundation to be stabilized, filled and preserved by repointing only. No bond beam or concrete cap to be added. Applicant shall make reasonable efforts to ensure its use as part of a subsequent landscape design; 3) Applicant to make reasonable efforts to work with neighbors to determine need for boundary fencing. If new fencing is to be installed, Commission review and approval is required prior to installation. Reason for Issuance of the Certificate of Hardship: o The application affects only the building or structure on which work is to be done and not the historic district in general. o The application is approved because it does not cause substantial detriment to the public welfare. o The application is approved because it does not cause departure from the intent and purposes of the amended Historic District Act. Demolition and foundation filling and repointing must be completed within 18 months from the date of this Certificate unless otherwise indicated or as may be allowed by the Historical Commission. THIS IS NOT A DEMOLITION PERMIT. All applicable health and demolition permits, including all necessary state and federal permits, to be obtained prior to demolition.
