The primary objective is to paint the exterior of the main building, as well as the carriage house in the rear, This
is not a small project, and we understood it will be both expensive and time consuming.
We've been in discussions with two different properly licensed, and professional painters -both of whom,
recommended by a leading local paint supply vendor, are known to the City of Salem, and the Historical
Commission from work performed elsewhere in the City. Our plan is to retain one of these two firms (based
somewhat on their availability as both are qualified, and this is a 2020 goal for Blue Sky Properties, so we'd like to
see this completed this summer).
Both painters have visited the site and provided a detailed estimate of the work that is needed -which generally
includes hand scraping the entire structure, light sanding where necessary to smooth out any marks from scraping
to assure that paint will properly adhere,powerwashing both structures so as to remove any dust, dirt, mildew, etc,
applying a full oil base primer coat to each of the structures, and then two coats of finish paint.
The job has been quoted to include two different colors,plus a contrasting color for the exterior doors, however it
is possible that we may only opt for a single color. As to color,we are largely indifferent and will accept guidance
and direction from the Commission(while reserving our right to making a final decision). It is our intention to
change the overall color scheme to better highlight the grandeur of the building.

Recommended information includes:
Photos of existing conditions, taken from all public ways
Site plan showing location of improvements
Elevation drawings of the existing conditions and proposed improvements
Drawings of details and other special conditions, including profiles
Description, photographs, and/or catalog cuts of proposed materials (please bring to the
meeting product samples, if appropriate)
Dimensions (i.e. height of fence, size of pickets and posts, etc.)
Paint color samples, if applicable (no less than 2"x2")
Location and size of all mechanical equipment, such as transformers, HVAC equipment,
electrical service and meters, and proposed screening

As noted,the goal of this project is to achieve a solid and durable repainting of the building - it is
not to undertake a significant restoration of the building's exterior. We are planning that roughly
85-90% of the effort will be directed towards `painting' with 10-15% going towards `carpentry
or repair work'. This is based on our expectation that the (either)painter will encounter soft or
rotten wood that needs replacement as they scrape and prepare the building for paint (these are
the unknown areas). In addition.,there are a few areas where we are already aware that some
light carpentry will be required (these are the known areas). In both the known and unknown
areas, the painting contractor will repair/replace/rebuild with similar materials (each has a
carpenter on his crew) as is typically requested by the Commission.
Both contractors will use quality (Benjamin Moore or similar) paint, and as noted above, colors
will be decided with significant input from the Commission.
With 20 residential units in the front building, and another 2 units in the carriage house, this
project is expected to be somewhat disruptive to their living situations for a couple of weeks and
we will be seeking to minimize inconvenience to tenants whenever/wherever possible. As such,
and for this purpose, we ask of the Commission that any visits to the property be coordinated
with the landlord/building manager.
We have also assured that painting contractor is up to date on all lead-based paint certifications.
