We request a vgriance from the Certificate of Arty Provided by the Historical
Commission concerning the location of the exhaust vent for the condensing boiler we will be
installing for our residence.
Attachment 1 is a picture of the location directed by the Historical Commission. This is located
at the base of the stairs leading to the kitchen from the driveway. The outline in black is the
approximate location directed.
We request a variance from this lopcation for the following reasons:
1. The Trustees of the Loring Place Condominium Trust do not approve of drilling holes in
the brick foundation when other alternatives are available. Breeching of the foundation
walls with two holes as directed by the Historical Commission is not good building
practice, especially when alternate means are available. While this can be done, this will
create a failure point for potential intrusion of both moisture and insects to the building
2. The location is directly below a bedroom window. The distance below the window is
approximately 40". The Building Code requires that the exhaust must be a minimum of
36" from a bedroom window. Such a location is not preferred, especially as the
condensing boiler is a combined unit which produces both heat and hot water and will be
active during spring and fall non-heating months when the operable bedroom window
will be open for fresh air.
3. The location of the boiler exhaust is directly in the path of the primary means of access to
the residence. The exhaust will blow directly at people entering and leaving the
residence. In reviewing the numerous boiler exhaust systems located throughout the
McIntyre Historical District, all visible from the street,we have not observed one which
is located on a primary pedestrian path for building access.
Attachments 2 and 3 show the proposed location of the boiler exhaust vent in the porch
lattice, directly underneath the porch,as viewed from the front of the driveway of 95 Federal
Street(2) and from the driveway of 101 Federal Street(3). These are the two locations that
have a view of the boiler vent from the street. As can be seen in these photographs,the vent
is not visible.
The shrubbery planted in this location is Ilex Crenata which is evergreen throughout the year
so the vent will not be visible in the winter months. Therefore,the boiler exhaust vent will
not be visible from the street.
We request that this alternate location be approved.
