The average level of radon in the home is 4.8 pCi/L, tested in the lowest livable space in the building suitable for testing according to EPA protocol. This level of radon is at or above the EPA action level of 4.0 pCi/L. It is recommended by the EPA that you mitigate the radon to allow for a more safe level of radon exposure in the home if the level of radon is 4.0 pCi/L or greater. You should consult with a radon mitigation specialist to install a radon mitigation system. After a system has been installed, the home should be tested to ensure the system is operating properly. Going forward, the EPA recommends retesting every 2 years and/or if the soil surrounding the structure or the foundation is altered and also to make sure that the system is continuing to function properly. The fan will be powered via a watertight service disconnect switch required by electrical codes. The PVC exhaust will then rise vertically above the roofline. Major cracks and openings in and/or around the slab will be sealed. A manometer will be mounted to the system in a visible location to monitor performance and to act as a visual on/off indicator. Finally, RDS will provide a two vial radon-in-air test kit from AccuStar Labs for post mitigation testing. Number of penetrations and location(s) are determined by both the porosity of the material beneath the slab and the route chosen to reach the exhaust point above the roofline. EPA requires the fan to be located outside or above living spaces, never beneath or within livable space, e.g., never in a basement or a crawlspace. Exhaust must be positioned above the eaves to safely exhaust the radonladen soil gasses into the atmosphere. To maximize extension and strength of the negative-pressure field and to minimize the loss of conditioned or partly-heated air from the basement, the slab should be continuous, intact and well sealed, including sump basins. Little or no air removal from the basement minimizes heat losses and prevents back-drafting of the furnace EPA requires a “system-on indicator” to show system performance at a glance. EPA requires a provision for testing after the system installation to prove performance. An independent lab is preferred.
