Gayane's Tailoring Overview Susanna's Custom Design &Alterations has been a downtown Salem fixture since it opened in 2007 at 274 Essex St. For the past 13 years, the shop has been successful and beloved by the North shore community. Unfortunately, though, due to the irreversible impact of covid-19, Susanna had to shut down her shop for good. Susanna is an Armenian immigrant having worked in the retail business since coming to Massachusetts in 1991. She and her family are long-time residents of Salem having purchased their home in 2004. Three years later, her dream of being a business owner and doing what she loved as a seamstress and designer was realized and came to fruition. She would like to continue providing design and alteration services to her community from her home in spite of the loss of her shop. Susanna's home includes a detached, oversized garage, roughly about 450 sq. ft and she will utilize 75% of the space for her business needs. There is a long driveway to accommodate 3 vehicles for her customers and ample resident street parking for Susanna and her family to take advantage of. She does not have any employees and works alone so she is confident working from home will not be much different from her days at the shop. Susanna is saddened by the devastating effects of covid-19 which has permanently closed the doors of her current location but, with the support of her town council, is thrilled for the opportunity to remain her community's go-to alteration specialist. Statement of Grounds A Social Need: Susanna's alterations has existed on Essex street for 13 years. The extended down time from covid 19 and mounting expenses forced her to close the shop. She has an established client base in Salem and surrounding communities. Moving her business to her home will allow her to continue to offer that service to the community. It will also allow her to continue to work for many years as age makes working long days more difficult. B Traffic flow: Loring avenue is a busy 2-lane street with ample street parking. The business would operate during business hours by appointment. The property has a driveway that can fit 3 cars and will be kept open so no added impact on traffic or parking is expected in the area. C Utilities and public services: The shop will be in a renovated garage made to look like a carriage house. The garage has adequate electricity, heating and cooling to maintain all needs. D Environmental: The shop will be in an existing free standing garage and have no additional impact on environment or drainage. E Neighborhood Character: The shop will be in the existing free standing garage which will be renovated and modeled after a carriage house which is common in the area. The existing garage door will be removed and a door and window will be added. F Potential Fiscal Impact: Susanna has been the sole proprietor the entire 13 years and has a loyal client base. The fiscal impact to the city tax base will be minor. By continuing to operate her business, Susanna will be able to spend in the local economy and still offer her services at a very reasonable rate. 24 Loring Ave the Immediate Neighborhood The area: This section of Loring ave is directly across from Salem State. There is a convenience store 100 yards from the front door of the property in one direction and a business plaza with office space and a pizza restaurant 150 yards in the other direction. 2 blocks behind the property is the Salem State sports arena and field that can be heard clearly all times of the year. 24 Loring is at the confluence of 4 different zoning areas. The only exterior alterations will be to remove the garage door and replace it with a window and a door in the style of a carriage house. The working area will be approximately 325 square feet. The business will be open by appointment during business hours and offer repairs and alterations. Nothing will be produced or sold, only items brought in by customers will be altered or repaired thereby fulfilling the ordinance preventing the manufacture or sale of commercial goods.
