GENERAL:
1. ALL DIMENSIONS SHALL BE VERIFIED FOR ACCURACY AND
COORDINATION WITH THE CONTRACT DRAWINGS PRIOR TO
ACTUAL CONSTRUCTION. CONTRACTOR SHALL VERIFY ALL

THE START OF WORK. CONTRACTOR SHOULD INFORM

IN CONFLICT WITH THE CODES. ERRORS, CONFLICTS, OR

DEMOLITION:
1. THE GENERAL CONTRACTOR SHALL FAMILIARIZE HIMSELF
WITH THE PROJECT SITE AND EXISTING CONDITIONS AND
SHALL BE RESPONSIBLE FOR DEMOLITION, REMOVAL AND
RELOCATION OF ALL EXISTING WORK NECESSARY FOR AND
INCIDENTAL TO NEW CONSTRUCTION.
2. THE GENERAL CONTRACTOR SHALL NOTIFY THE OWNER
IMMEDIATELY OF ANY DISCREPANCY BETWEEN ASSUMED
AND ACTUAL EXISTING CONDITIONS.
3. THE GENERAL CONTRACTOR SHALL BE RESPONSIBLE FOR
DESIGNING AND PROVIDING ALL NECESSARY SHORING TO
PREVENT DAMAGE TO EXISTING AND/OR NEW WORK
DURING DEMOLITION AND CONSTRUCTION ACTIVITIES.
4. THE GENERAL CONTRACTOR SHALL BE RESPONSIBLE FOR
REPAIRING OF EXISTING WORK WHICH MUST BE
TEMPORARILY REMOVED TO PERFORM THE WORK
INDICATED IN THESE DRAWINGS. SUCH REPAIRS SHALL
RESTORE EXISTING WORK TO ITS ORIGINAL CONDITION.
5. THE GENERAL CONTRACTOR SHALL ERECT TEMPORARY
BARRICADES AS NECESSARY TO PROTECT NEW AND/OR
EXISTING WORK AND OCCUPIED AREAS FROM DUST, DEBRIS
AND DAMAGE DURING CONSTRUCTION ACTIVITIES.
6. THE GENERAL CONTRACTOR SHALL CUT AND PATCH
ADJACENT FINISHES TO LOGICAL BREAK IN PLANE
ALLOWING FOR MINIMAL SEAMS BETWEEN EXISTING AND
NEW.
CEILING HEIGHT:
1. HABITABLE SPACES SHALL HAVE A CLEAR HEIGHT OF NOT
LESS THAN 7'-0" NOT MORE THAN 50% OF REQUIRED FLOOR
AREA OF A SPACE IS PERMITTED TO HAVE A SLOPED
CEILING LESS THAN 7'-0" WITH NO PORTION LESS THAN 5'-0".
BATHROOMS SHALL HAVE A MINIMUM CEILING HEIGHT WITH
NO PORTION BEING LOWER THAN 6'-8" ABOVE THE FIXTURES
AND ITS FRONT CLEARANCE AREA. IRC R305.
EGRESS:
1. EACH SLEEPING ROOM SHALL BE PROVIDED WITH AN
ESCAPE OPENING: NET CLEAR OPENING OF 5.7 SF. THE NET
CLEAR OPENING HEIGHT SHALL BE 24" AND THE NET CLEAR
OPENING WIDTH SHALL BE 20". THE SILL HEIGHT SHALL NO
