PROPOSED INTERIOR RENOVATIONS TO THE INDICATED PORTIONS OF THE EXISTING F.W.
WEBB BUILDING LOCATED AT 295 BRIDGE STREET IN SALEM, MASSACHUSETTS.
PORTIONS OF THE FIRST AND SECOND FLOOR WILL BE RENOVATED AS INDICATED ON THE
ASSOCIATED ARCHITECTURAL DRAWINGS TO ACCOMMODATE NEW OFFICE AREAS (SECOND
FLOOR) AND A NEW SELF -SERVE RETAIL AREA ON THE FIRST FLOOR. ADDITIONALLY, A NEW
EGRESS STAIRWELL WILL BE INSTALLED AND WILL EXTEND FROM THE FIRST FLOOR TO THE
5TH FLOOR.
NOTE: THE SPRINKLER SYSTEM PROTECTING ALL AREAS OUTSIDE THE SCOPE OF WORK
INDICATED ON THIS FIRE PROTECTION DRAWING ARE CONSIDERED "EXISTING TO REMAIN"
AND NOT THE RESPONSIBILITY OF JFP SOLUTIONS OR D.A.S. FIRE PROTECTION.
THIS BUILDING IS CURRENTLY PROTECTED BY TWO 6" DRY VALVES, FED FROM A 6"
BACKFLOW PREVENTER AND FIRE SERVICE WHICH ARE LOCATED IN THE BASEMENT LEVEL
OF THE BUILDING. THE FIRST 6" SYSTEM EXTENDS UP THE BUILDING AND SUPPLIES
UPRIGHT SPRINKLER PROTECTION ON THE 4TH AND 5TH FLOORS. THE SECOND 6" SYSTEM
SUPPLIES THE UPRIGHT SPRINKLER SYSTEM IN THE BASEMENT, 1ST AND 2ND LEVELS.
EXISTING UPRIGHT PROTECTION CONSISTS OF A PIPE -SCHEDULE SYSTEM WITH 12" UPRIGHT
SPRINKLERS SPACED LESS THAN 130-SF, CONSISTENT WITH A TYPICAL MANUFACTURING
BUILDING OF THIS AGE. THE EXISTING PIPING APPEARS IN GOOD PHYSICAL CONDITION AND
PORTIONS OF THE BUILDING HAVE HAD THE UPRIGHT HEADS REPLACED IN PAST YEARS.
THE RENOVATED PORTION OF THE SECOND LEVEL WILL CONTAIN OFFICE SPACES AND IS
CONSIDERED A LIGHT HAZARD OCCUPANCY. THE RENOVATED PORTION OF THE FIRST
FLOOR IS CONSIDERED AN ORDINARY HAZARD GROUP II OCCUPANCY. ALL EXISTING
PORTIONS OF THE BUILDING OUTSIDE THE RENOVATED AREAS ARE CONSIDERED "EXISTING
TO REMAIN".
MODIFICATIONS TO THE SPRINKLER SYSTEM ASSOCIATED WITH THIS RENOVATION HAVE
BEEN DESIGNED IN ACCORDANCE WITH THE 9TH EDITION OF THE MASSACHUSETTS STATE
BUILDING CODE (780 CMR, CHAPTER 9) AND THE 2013 EDITION OF NFPA 13.
SPRINKLER SYSTEM SCOPE IS AS FOLLOWS:
• REMOVAL OF EXISTING 34" END -LINES THROUGHOUT THE RENOVATED AREAS ON THE
SECOND LEVEL AND REPLACEMENT OF NEW 1" END -LINES AS INDICATED.
• REPLACEMENT OF ALL UPRIGHT SPRINKLER HEADS WITHIN AREAS TO RECEIVE NEW
DROP -CEILINGS WITH INTERSTITIAL UPRIGHT HEADS.
• INSTALLATION OF NEW QUICK -RESPONSE SEMI -RECESSED WHITE PENDENT SPRINKLER
HEADS WITHIN ALL ACOUSTICAL -CEILINGS AS INDICATED.
• RE -WORKING OF BRANCHLINES TO MAINTAIN MINIMUM INTERSTITIAL UPRIGHT
COVERAGE AS INDICATED PER NFPA 13.
• RE -WORKING OF BRANCHLINES AND ASSOCIATED UPRIGHT PROTECTION AROUND NEW
STAIRWELL AS INDICATED (1ST, 2ND, 3RD, 4TH AND 5TH FLOORS).
• CUT AND CAP EXISTING DRY -SYSTEM FEEDS TO PORTIONS OF THE FIRST FLOOR AS
INDICATED.
• INSTALL NEW WET -SYSTEM PIPING AND ASSOCIATED HEADS THROUGHOUT
RENOVATED PORTION OF FIRST FLOOR AS INDICATED (FEED FROM NEW BULK 4" MAIN
FROM EXISTING MANIFOLD IN BASEMENT LEVEL WITH TWO 4" RISERS AS INDICATED)
ALL SPRINKLERS AND PIPING INSTALLED UNDER THIS SCOPE OF WORK SHALL BE
INSTALLED IN ACCORDANCE WITH THE REQUIREMENTS OF THE MANUFACTURER AND NFPA
13 (2013 EDITION).
NEW SPRINKLER HEADS WILL BE PIPED USING 1" SCHEDULE 40 BLACK STEEL SPRINKLER
PIPING, FED FROM EXISTING 1" OUTLETS OR NEW MECHANICAL TEES (NO 1 " OUTLETS
SHALL BE USED TO FEED NEW SPRINKLER HEADS). ALL REQUIRED NEW PIPING WILL BE
SCHEDULE 40 (1") OR SCHEDULE 10 BLACK STEEL (1 14" AND LARGER).
IT IS THE RESPONSIBILITY OF THE BUILDING OWNER TO MAINTAIN STORAGE WITHIN THE
RETAIL SPACE TO THAT OF AN ORDINARY HAZARD GROUP II OCCUPANCY AND THE
CONTENTS OF THE RENOVATED OFFICE SPACES TO THAT OF A LIGHT HAZARD OCCUPANCY
