30 Church Street (East Regiment Beer Company): Discussion and vote on proposed
signage (sign permit) and outdoor seating area (cafe permit) scheme.
Background
At its 12/19/2017 meeting, the DRB reviewed an application package with a variety of
plans, renderings, and example photos. The DRB determined that the proposed lighting
and furniture are acceptable, expressed preference for a backsplash on the drink shelf
and pebble tweed awning color, and made the following requests for information:
• Provide awning shop drawings showing the structure's irregular segments
• Depict how the drink shelf and signage tie into the awning structure
• Provide photos of a mockup of the awning
• Confirm that there is sufficient height under awning support beams
The applicant submits the enclosed supplemental drawings and photographs.
Proposal
The owners of 30 Church Street seek to establish a brewery with an outdoor tasting
(tap) room; a use for which they have already obtained a special permit from the Zoning
Board of Appeals. The basement level of the building is not ADA accessible and the
owners do not have plans at this time to invest in making necessary upgrades to have it
become ADA accessible. The basement will house the production facility.
An outdoor deck/patio will serve as the tasting/tap room element of the project. A 12'
wide by 69' long area directly adjacent to the building will be decked over with wood and
host nine aluminum square top tables (seating for 36), and a five seat bar. It will be
roped off and have an ADA accessible ramp. Because use of the outdoor area adjacent
to the building is semi-permanent (as opposed to easily removable as most outdoor
seating areas are), the applicant will require a legal instrument from the SRA, which
owns the land. The installation of this patio will require the removal of what looks to be
two existing planters that each contains one tree, and one light pole.
Proposed signage, including a 54" by 54" blade sign, was depicted in materials included
in the December meeting packet.
Staff Comments:
Staff confirms that the proposed signage complies with the city's dimensional standards.
A detailed project plan will need to be submitted and approved by the Building
Department in order for the applicant to secure a building permit, and ultimately, a
certificate of occupancy.
