LOBSTER SHANTY AWNING Salem Redevelopment Ulm Authority Decision 25 Front Street The Lobster Shanty—Three-Season Awning Meeting Date: April 10, 2019 Members Present: Grace Napolitano, Gary Barrett, David Guarino, Dean Rubin Members Absent: Russell Vickers Decision: At a regular meeting of the Salem Redevelopment Authority(SRA), upon a motion duly made and seconded, it was unanimously voted to approve the three-season awning at The Lobster Shanty as presented and conditioned herein. Referenced Plans and Documents 1. Awning Plan prepared by Pelletier Awning, 51 Park Street, Beverly, MA 01915, revised to 3/14/19. ' b.= 2. Plan Set titled 'Wicked Howl Enterprises, Phase I — Lobster Shanty Deck ddition', prepared by Kontceptual, Inc., 10 Derby Square, Garden Suite NB, Salem, MA 01970 (plans provided for contextual purposes). 3. Design Review Board Recommendation dated 3/28/19 4. Staff Comments dated 4/4/19. Conditions of Approval 1. Consistency with AaiDroved Desi n/Plans: Should the applicant determine that the restoration project may not be completed as presented and conditioned herein, he/she/they shall return to the DRB to review proposed modifications prior to making any changes in the field. 2. Color of Awning: The color of the awning shall be 'Greige'. Findings 1. The SRA finds that the proposed awning will not negatively impact the aesthetic of the structures on Artists' Row and does not contradict design standards and guidelines in the Downtown Renewal Plan, the Commercial Design Guidelines, or in the 2015 Artist's Row Plan. 2. .The SRA finds that the design of the awning, its seasonality, and its color will allow for great flexibility in use and will enhance both the diners' experience and the pedestrians' experience as they traverse Artists' Row.
