SUBJECT: DRB Recommendation – 75 North Street REVISED

At the Design Review Board meeting held on September 27, 2006, the Board unanimously
voted to recommend approval of the project at 75 North Street as modified by the applicant
in plans submitted to the DRB on September 15, 2006 and with conditions listed below.
PROPOSAL
The applicant appeared before the Design Review Board on August 22, 2006 to discuss the
plans for an addition and renovation project at 75 North Street. The original submittal is on
file in the Department of Planning and Community Development dated August 11, 2006.
The DRB asked the applicant to provide the Board with the following modifications and
samples prior to their meeting on September 27, 2006:
• Additional shutters on the first floor windows at the front (east) elevation;
• Modification of the windows from vinyl to a wood replacement window
such as an Anderson 200 series window;
• Removal of the awning at the Kitchen and Bath store;
• “Creations” signage lettering changed to all caps;
• Sample of the roof shingle; and
• HVAC plans shown on the drawings that show that the equipment will be
concealed from the street.
The applicant made the changes and presented those to the DRB on September 27, 2006.
The modified plans are on file in the Department of Planning and Community Development
dated September 15, 2006. In the presentation to the board, the applicant stated that while
they revised the drawings to show the Kitchen and Bath store without the awning, they
would like to keep it up and felt that seeing as it is an existing feature, it should be allowed to
remain.

RECOMMENDATION
At their meeting on September 27, 2006, the DRB recommended approval of the plans
dated September 15, 2006 for the project at 75 North Street with the following conditions:
1. The first and second floor windows on the South Elevation have shutters that match
the Front Elevation.
2. The windows in the roof peak of the South and North Elevations contain pediments
and headers similar to the lower windows on the South Elevation.
3. The entry under the “Creations” sign should be recessed by 1-½ feet.
4. The gable ends on the dormers should stick out, slightly, and the trim should
measure 5 ¼ x 8. The gable ends of the building should stick out by 8 inches or
more
5. The DRB prefers that the awning at the Kitchen and Bath store be removed but
understands that the owner is not under an obligation to do so.
