Paquin: This letter will serve to confirm our phone conversation of March 17 , 1987 ;` -wherein I stated that the ,. above five properties were held in common ownership by the Salem Common Condominium which was created by Master Deed dated October 27 , 1986, and recorded with the Essex South District Registry of Deeds in Book 8591, Page 319 . The dashed lines showing the phases on the site plan (copy enclosed) are there for strictly administrative purposes and do not indicate separate ownership of the lots. Under the Rules and Regulations of the Registry of Deeds only solid lines indicate separate ownership of lots, and the Registry would not have accepted this plan for recordation if separate lots were .beinq created by said dashed lines as that would require a M.G. L. Chapter 41, Section 81P endorsement ("Approval Not Required") by the Planning Board. I hope this will serve to clear up any confusion that may have been created by the phasing of this condominium. Harris Assistant Building Inspector City of Salem Public Property Department 1 Salem Green Salem MA 01970 Dear Mr. Harris, You recently informed us that our building plans have not been approved because your records fail to show that our house is a two family house. The house at 30 Williams has probably been a two family house for over 150 years. Research by Joyce King in November of 1980, done for Historic Salem Inc. indicates that the Caulfield family and Wilson family lived in the house in 1850. When the property was sold in 1851 an advertisement place in the Salem Gazette stated that the dwelling was "well calculated for two tenements". The census of 1860 showed the place occupied by two families as did those of 1870 and 1880. Salem directories from 1881, 1900, 1920, 1940, 1950, 1965, 1970 and 1979 indicate double occupancy. When we purchased the house, two electric systems and two gas systems served the premises. We submit two Massachusetts Electric Company bill showing two accounts as evidence of the existence of two extant apartments. After perusing the material which we have submitted, we are sure that you would agree with us, that any reasonable person would conclude that the house at 30 Williams has housed two families for well over 100 years and that our plans should not be furthered delayed for reason of your records not indicating a two family dwelling. Sincerely, I 1(&01, IWIJ Bruce Wm Sargent 30 Williams Street Salem, MA 01970 24 November 1987 Boston Gas 100 Commercial Street Malden, MA 02148 To Whom It May Concern: . When we purchased this property in 1980, there were two gas meters/services. Several years ago, we had one meter removed because we had not yet renovated the second apartment and did not need to maintain the second meter. Now that we are applying for a building permit to begin renovations, our local Building Inspector has asked for written verification of the presence of two gas ;meters/services prior to 1980. We would appreciate your reviewing your records (The current account # is 12 3510 7638 32. We don't remember the other one. The previous owners of the property were Peter and Barbara Maitland.) and writing a letter attesting to the two meters/services as well as the date that the two were installed. Please direct the letter to: To Whom It May Concern, Building De- partment, City of Salem, Salem, MA 01970. You may mail it either to this address or to 30 Williams Street. Thank you for your assistance. We would greatly appreciate your prompt attention to this request. When we sold the property to the Sargents in February 1980, it still had three apartments with three kitchens and three baths (see Assessors' Records), two electric services, and two gas services/meters. At no time during our ownership was the property a one-family house. Victorian trim has been superimposed about the entrance , and siding covers what are undoubtedly old clapboards. The entrance is at one end of the three-bay facade. The building is oblong with a lean to ell in the rear (Salem Historic Commission District Study) . Williams Street was laid out by Henry Williams through his land in 1796, twenty-four feet wide , except toward the common where it was only nineteen feet (Essex Antiquarian, vol.8, pg. 67) . The lot on which this house stands was a portion of land Henry Williams sold to Samuel Hodgdon in September of 1800 (book 167 page 73) : P arR J V Nfi d K s h b 1i ' On Jan. 29, 1802 Samuel and Betsy Hodgdon sold a portion of this land to Elias Dupar, ropemaker , whose land adjoined this lot : 'D,;PaR5 )A" 0 i I v o W I R 1 \R._ A` it e I I LA)i (book 170 page 121) On Feb. 27, 1808 Elias and Mary Dupar sold a lot of land to Daniel Abbott, baker, for the sum of $350 : S8 n O \ (> No`,3P 30 J o 3 S (book 182 page 202) Daniel Abbott sold this same lot to Ebenezer Beckford on June 15, 1812, for the sum of- $600. The lot was described as being the same purchased from Elias Dupar as recorded in book 182 page 202 and contained a dwelling house, bakehouse and other buildings. Also included in this deed was a lot on the west side of Williams St. with a barn (book 197 page 63) . One year later Mr. Beckford sold the same property back to Daniel Abbott. Then Daniel Abbott mortgaged the property back to Ebenezer Beckford for $600 (book 201 page 8) . Following the life of Daniel Abbott is no easy task. He was born on Jan. 15, 1774 and in 1796 married Rebecca Allen. On April 16 , 1799 a son Daniel Jr. was born to the couple. On May 27, 1799 Daniel, then called a ropemaker, and wife Rebecca were the owners of half a house further up on Williams St. (book 167 page 50) . He is also mentioned in deed book 165 page 306 as selling a dwelling house , bakehouse and other buildings, on the north side of Derby St. on land hired of Capt. Stephen Webb, to John Brown and Philip Abbott on Oct. 14, 1799. Mr. Abbott appears to have been part owner of a ropewalk, on the land between Williams St. and Mall St. , along with Elias Dupar. Abbott and Dupar had been buying and selling land to each other since the 1790 ' s (books 165: 124, 166 : 451 167 :241 and 177 : 97) - In 7797) .In one such deed written Sept. .29 1805, for a lot at the foot of Mall St. , Elias was guaranteed the right to use a 10 foot cart way in common with Daniel and if he or they should erect a barn or house near Dupar ' s dwelling house a cellar was to be made under it to receive dung or manure (book 177 page 97) . (Unfortunately, the tax records are not helpful in finding the exact date for 30 Williams St. Before Salem became a city, in 1836 , the tax records were recorded by name only and not by street. Daniel Abbott was taxed for a house and bakehouse since the 1790 ' s, but since he was associated with at least three dwelling and bake houses the tax list becomes meaningless. Because of this deficiency, the date of 1812, the first definite mention of a building on this lot, must be the one assigned to 30 Williams St. ) On March 1, 1817 Nathaniel Robinson and John Jenks, executors of Ebenezer Beckford, deceased, took possession of the property mortgaged in book 201 page 8 (book 212 page 259) . On Feb. 28, 1820 Daniel Abbott redeemed the said property back from the heirs of Ebenezer Beckford (book 222 page 117) . Small parcels of land were bought and sold between Abbott, Dupar, Endicott (the Mall St. abutter) and Hodgdon. Then on Dec. 13, 1823 Daniel mortgaged his property to Sarah Brown for $500 and remortgaged on Jan. 26, 1825 (book 234 page 61 and book 237 page 260) . This srL dwelling houses, and the est side of Williams St. i e r N \ o Z \J O ` J a qW 1 1 On Jan. 28, 1826 Daniel Abbott obtained another mortgage , this time from Amos Choate for the sum of 5500. This mortgage included the same property as mortgaged to Sarah Brown in 1823 and 1825 , and 28 Williams St. which he purchased in 1825 (book 241 page 66) . - On May 21, 1827 Daniel sold land which included a bakehouse and barn somewhere on Mall St. (book 245 page 241) . By deeds it is known that by 1828 Daniel Abbott was the owner of at least three dwelling houses, a bakehouse and a barn, but the tax record for this date is given as: "Daniel Abbot - house and bakehouse , value 5800". This is probably because it was a common practice for tenants to pay the taxes for the house in which they lived. It is possible that all this effort to raise cash was for Daniel! s (Jr.? ) attempt to enter the merchant trade. During the. 1820' s Daniel Abbott was engaged in the West Coast of Africa Trade. Hides, palm oil, peanuts and gum copal were the principal articles imported. In Sept. 1829 the schooner "Fredonia" , Charles Hoffman, master, was consigned to Daniel Abbott. The brig "Hope" , John Beckford, master , was consigned in Dec. 1829 to Mr. Abbott and Robert Stone (125,000 pounds of figs) . (History of Essex County by Hurd) Daniel Abbott Jr. married Rebecca Gray , the daughter of James, in 1830. At one time this Mrs. Abbott conducted a private school along with her sisters Mrs. Caroline Newhall and Miss Susan Gray. Four children were born to the couple. An ad which appeared in a local newspaper called the Register in August 1835, shows evidence of financial collapse : ASSIGNEE' S SALE --- To be sold August 3 --- All the right in equity that Daniel Abbot had to redeem the following mortgaged real estate, viz: Three dwelling houses, situated on the east side of Williams street, - one now occupied by Daniel Abbot, another by Daniel Abbot Jr. , and the other by Mr. Smothers, - bound west on Williams street, north on Forrester street, east on Aaron Endicott and on Mall street and south on land of Capt. As indicated in the census, the Caulfields were quite a seafaring family. Some insight can be gained by reading articles which appeared in the local papers many years later. 1893 March 4 - Capt. William Henry Caulfield was born on Andrew street, Salem on March 4, 1816, employed at the undertaking rooms of Frank E. Smith on Essex street. He was educated in public schools, going first to the old Williams street school. When a mere lad he went to sea, his first voyage being made with his father in the brig "Sally Ann", on a trip to the West Indies. He wished to go on a voyage a few months earlier, but his father would not give his concent at that time. Had he then gone, we would not have chronicled his birthday today, for the vessel was the brig "New Priscilla" , and she was subsequently captured by pirates and every soul on board murdered. The captain has commanded many fine vessels in his day and has visited nearly all parts of the civilized world. 1893 March 29 - Death of Capt. Anthony Caulfield age 79 years,4 months. Capt. Caulfield was injured by a fall and died at his home 100 Federal St. He followed the sea for many years and commanded many fine ships. Born in 1813, he was the son of Anthony and Elizabeth (Perkins) Caulfield. Capt. Caulfield was a well known shipmaster and sailed to all parts of the world. He commanded among others the "Som" and the schooner "Tremont". During the Russian War he was in the Mediterranean in command of the brig "General". Later he took the U.S. Revenue cutter "Alert" , out to Rio Jeneiro for the government. In Nov. of 1849 he sailed for California as master of the barque "Backus" and was part owner. By 1851 the property had been assigned to John H. Nichols, who apparently did a great deal of repair work on the house as shown in ap ad placed in the Salem Gazette : June 13, 1851 - For Sale - Three- story dwelling house #30 'villiams street and land under and adjoining. The house is finished through- out, has been recently put in perfect repair ; from the roof to the cellar, and is well calculated for two tenements. Nichols - 42 Washington St. The tenants are still listed as:A.D.Caulfield, A.A.Caulfield (in Calif. ) , and William Caulfield (in Calif. ) in the year 1851, but must have moved out during that year. In 1852, Charles Langway is listed at 30 Williams St. The year 1852 brings a close to the story of Abbott family. Daniel Abbott died, at the age of 79,, on Nov. 27, 1852. His wife Rebecca' s death followed, on Dec. 24, 1852. The Abbotts had been granted a life lease on the 32 Williams St. property by John Bertram who pur- chased it in 1851. ( Daniel Abbott Jr. died on Jan. 3, 1873 in Brooklyn, N.Y. at the age of 73 years, 8 months, and 18 days. ) The entire family is buried on Cowslip Ave. , Harmony Grove Cemetery. On Feb. 18, 1853 John H. Nichols sold for the sum of $12500 , to William Cally, blacksmith, the property described as: west on Williams street ; north by John Bertram; east by land of Aaron Endicott ; and south by Isaac Pinkham, by the walls of Pinkham' s house with the right of eaves dropping (.book 473 page 282) . The 1854 tax records give 30 Williams street the value of $1,200 ; William Cally, owner ; Charles Kelley, occupant. In 1855 J. S. Howard was the resident. His obituary reads as follows: "On Sunday the flag of the Essex Lodge of Odd Fellows was placed at half mast in honor of Mr. John V. Warner, a native of Salem, who died at his home on the Jenks farm near Cherry Hill on Saturday afternoon. His death was remotely caused by injuries received while trying to capture a colt several months ago, which aggravated a heart trouble of long standing. Mr. Warner was one of the older members of Essex Lodge and a past member of Franklin Hook and Ladder Co. He belonged to the old Salem Artillery before the war, and during the Rebellion served in the 4th and 5th Mass. Batteries. He was a cooper by trade, and soon after he attained his majority he made a whaling voyage as a cooper. For a long time he was employed at Salem and South Danvers Oil Co. , but about three years ago purchased part of the Jenk' s farm in North Beverly, near the Danvers line , and removed there. He leaves a widow. He was in his 62nd year. He wrote an article for the Register several years ago. His funeral took place from the First Universalist Church with Rev. A.G. Rogers officiating. There was a large attendance, including members of the Essex Lodge. " (The Warner family is also buried on Cowslip Ave. , Harmony Grove Cemetery) On Nov. 11, 1905 the heirs of John V.
