Dear Justin:
I have complained to you for more than five years about water leaking through the exterior stairwell on
the North end of Privateer building and, to date, absolutely nothing has been done to remedy the situa-
tion. The roofers have come and gone, but the problems causing the leaks - trim, framing and flashing
- have never been dealt with.
The window frames and surrounding trim are badly rotted, resulting in water flowing through the ceiling
of the 2nd floor landing and, in particular, coming right through the light fixture and accumulating in the
globe. There is a crack running the entire length of the ceiling, which is directly beneath the line of
windows on the 3rd floor above (Please refer to accompanying photos).
Beyond the obvious problems of aesthetics, carpet damage and buckling and rotting of the plywood
beneath, there is the very serious issue of water running through an electrical fixture, for more than five
years. This poses a potentially serious safety issue with the very real risk of fire.
Your negligence in being informed of and yet failing to remedy this problem for this many years exposes
you to tremendous legal liability. I would strongly encourage you to investigate the source of this prob-
lem and to initiate immediate corrective action.

Dear Justin:
On August 13th, I received an e-mail from my tenants complaining about their drains backing up when
they run their water at the same time as the adjacent unit (61-C) runs their water. I believe that that unit
is owned by Rockett Management and that individual would be your tenant.
They also mentioned that they have experienced muddy water backing up into their bathroom sink at
the same time as surface water has been backing up on the street in front of Bella Luna Restaurant.This
is particularly disturbing since I know that you just completed a major excavation project on Wharf Street
to attempt to correct the problems with the storm drains. This backup has happened twice since your
construction was completed.
It is of great concern to me to think that there is a relationship between surface water backing up in storm
drains and water backing up into a 4th floor sink of a residential condominium unit. This clearly is a very
serious issue and poses a public health threat to the residents of Pickering Wharf.
I would strongly encourage you to investigate the source of this problem and to initiate immediate cor-
rective action.
