Establish the maximum number of occupants by capacity of exit facilities according to 780 CMR. 2. Establish the maximum number of occupants by number of plumbing fixtures as set forth in 248 CMR. 3. Establish the actual occupant load In accordance with the applicable sections and tables in 780 CMR, and NFPA 101. Using the lowest number derived from these formulas;as required by 780 CMR, I determined the occupancy at Passage to India is limited by the number of plumbing fixtures,specifically toilets, that exist at the property.There are.currently three single user,521 CMR accessible, toilet rooms each consisting of one toilet and one lavatory. Under Use Group A3, 248CMRrequires one toilet for every thirty females, and one for every sixty males.Assuming male and female occupants are at 50%each,the maximum number of occupants is limited to 120. , As we discussed on the phone, the total occupancy consists of both patrons and staff,who are allowed to share toilet facilities under 248 CMR.The number of staff varies, but at full occupancy of 120 the staff may be 12-14 people, so the-existing posted occupancy limits for patrons only seem reasonable.
