Observations and comments:
1. National Grid is on-site reviewing&approving the electrical transformer for energizing the building.
2. Sidewalks have been installed. Paving of the parking areas is complete.
3. Stair No. I and 2 are installed with inside guardrails and being used for construction to the fourth floor.
4. Roof top HVAC units are operational and providing heat to the 2"d, 3`a and 4" floors.
5. Temporary enclosures have been installed to hold heat within the building for finishes to begin.
6. Masonry along all elevations is relatively complete,minor detailing is being completed.
7. Exterior wall framing is being completed; first floor area is the only remaining work.
8. Exterior siding and trim is mostly complete on all elevations; a small amount of work and final detailing
is on-going.
9. Window installation is mostly complete on 2"d, 3`a, and 4t'floors; a small amount of detailing remains.
All interior window perimeters have been sealed with low-expanding foam.
10. Insulating of the exterior walls and vapor barrier installation is complete on the 4`h floor; work continues
on the 2"d and 3`d floors.
11. Gypsum wall board work is on-going on the 4"and 3`d floors.
12. Prime paint(walls)and prime/finish paint(ceiling) is on-going on the 4t'floor.
13. Elevator rails have been installed and machine parts have been placed in the machine room.
14. CPVC sprinkler mains and branch piping is nearly complete on 2"a, 3`d, and 4`"floors.
15. HVAC ductwork is nearly complete on 2"d, 3`d, and 4a' floors.
16. Plumbing rough-in work on-going on 2"d, 3`d, and 4'h; tub installations along with water/drain pipe runs.
17. Electrical rough-in is complete on 2"a 3 and 4" floors.

Mr. McGrath:
I understand your office would like a letter speaking to the structural floor capacity of the
referenced project- In particular the capacity of the second floor framing.
The capacity of the existing steel framing is approximately 100 PSF. There are areas of
existing wood framing that ultimately load that steel which do not have the capacity of 100
PSF at present. The required live loading for the proposed residential use is 40 PSF. The
proposed dead load for the sound attenuation for the second floor added to the existing dead
load is approximately 40 PSF total.
It is my intention and the intention of the owner / builder to bring the whole second floor
framing up to 80 PSF capacity minimum. This will be achieved by sistering the existing
framing and/or adding supplemental framing between the existing framing.

Ref: 780 CMR 3408.0 Structural Requirements for Existing Buildings
Gentlemen:
I have visited the referenced site and have conducted a field investigation sufficient to
determine location, size, details and conditions of the existing structural elements. The
following report was prepared following the guidelines of 780 CMR Ch. 34 and Appendix F.
The building's Seismic Hazard Exposure Group is I with a Seismic Performance Category of
C (1612.0). The current Use Groups of the structure are F (Factory and Industrial) and B
(Business)with a worse case Hazard Index of 3. The proposed Use Groups are B and R-2
with a Hazard Index of 2. The net change in Hazard Index is negative one which indicates
that the requirements of 780 CMR 3404 and 780 CMR 3408 control the proposed
construction. The cost of alterations requires the proposed construction to meet the
requirements of Seismic Hazard Category 2(3408.1).
Per 780 CMR 3408.21 have completed a structural analysis of the structural systems affected
by the proposed alterations. The existing structure to remain, the modified structure and the
complete structure as a whole has adequate capacity to support the required loads.
Seismic Hazard Category 2 requires that the earthquake resistance of the existing building
comply with the requirements of 780 CMR 3408,3.5 — specifically: alterations shall not be
made to elements or systems reducing the lateral load resistance of the building. and 780
CMR 3408.6.3 Reduction of Earthquake Hazards. This specifically addresses unbraced
parapets and unbraced masonry walls of which this building has neither.
On the whole there are not many proposed structural alterations required in this adaptive re-
use of the existing building. The architectural design has kept virtually all existing structure in
place-ittle structural modification is required.
Per 780 CMR 3408.5 the capacity of the existing structure is adequate to support the floor
loads and wind loads as required in 780 CMR Chapter 16.

It is our professional opinion that the existing structure and the minor structural modifications
required adequately meet the requirements of 780 CMR. In conclusion, I request this report
suffice for the Chapter 34 structural evaluation requirements of 780 CMR 3408.2 and the
requirements of the building permit submission.

comments:
1. Section 3.3.3 of MAAB requires that the entire building (including fust floor tenant spaces) be brought up to
full compliance with MAAB regulations. Please submit 1 of the following:
a. Letter from the Architect stating that existing conditions meet MAAB regulations
b. Plan describing alterations necessary for compliance
c. Variance application to MAAB
2. Section 1014.9 of 780 CMR requires that common egress stairs be enclosed in a rated enclosure.
Please submit amended plans.
3. Please submit a Structural Evaluation of the existing building as described in section 3408 of 780CMR

• Plumbing piping installed,were able to reuse some existing stacks. Large stack
near Unit#2 was rebuilt.
• Chimney in Unit#5 that was to be removed must remain,is being used to vent
oil burner below.
• Vertical HVAC ducts from 2nd floor ceilings to roof are installed.
• Windows along rear facade in Unit#5 are to be replaced.
• Unit#7 layout to be revised,relocate closet and laundry. Study to be included
in bedroom. New type F window relocated within bedroom.
• Unit#1 kitchen to be larger as a result of the removal and relocation of the
existing corridor wall.
• Unit#7 rear exterior wall of bedroom reframed.

Mr. McGrath:
I understand your office would like a letter speaking to the structural floor capacity of the
referenced project- In particular the capacity of the second floor framing.
The capacity of the existing steel framing is approximately 100 PSF. There are areas of
existing wood framing that ultimately load that steel which do not have the capacity of 100
PSF at present. The required live loading for the proposed residential use is 40 PSF. The
proposed dead load for the sound attenuation for the second floor added to the existing dead
load is approximately 40 PSF total.
It is my intention and the intention of the owner 1 builder to bring the whole second floor
framing up to 80 PSF capacity minimum. This will be achieved by sistering the existing
framing and(or adding supplemental framing between the existing framing.

I understand your need for framing drawings on the 155 Washington project.
I include here a sketch I gave the field. I am in the process of catching up on things after being away
on vacation with my family. Michael Bernier has mentioned several times you would like drawings-
my apologies for taking so long.
As I said in a past letter the existing steel is good for 100 PSF total but the wood framing was not.
Several months went by waiting for a sound proofing detail such that we could determine what the
new dead loads were going to be so we could design the framing accordingly. That information has
only been available for 3 or 4 weeks - two of which I was away.
I will create a cleaner version of the sketch in CAD but substantively the information will be the same
as the sketch. FYI the soundproofing detail weighs —40 PSF. Residential LIVE laod is 40 PSF so the
whole system will be capable of no less than 80 PSF total.
