Demolition is nearly completed and new framing has been installed at various locations. The following items were discussed: 1. At the second floor ceiling(third floor framing), some of the joists are discontinuous at the existing girders. Therefore, it would be easier to leave the existing girders in place rather than removing them and adding a single row of LVL beams. However, one of the beams, an 8x8, has too many columns to fit in the new second floor room design. The column nearest the south wall may be removed provided a 1-3/4"k 9-1/2" LVL is sistered onto both sides of the W. The second beam, a 10x12, may remain as it is. The existing four columns may also remain or may be shifted along the beams slightly. They must continue down to the basement in alignment down to the basement, however. At the second floor, the charred beams will be removed and replaced with a single 14" LVL beam consisting of four plies, as shown on the drawing S-3. 2. The valley beam at the back of the roof at the west end of the building was found to be rotted out where it sits on the rear bearing wall. Because the third floor framing has been removed in this area in order to rebuild it, a beam consisting of three 9-1/4" LVLs should be added next to the wall to carry a 6x6 stub post up to the bottom of the valley beam. The LVL beam should be out from the wall enough so that the post meets sound wood in the valley. The valley should be notched so it fits flat on the post and junction between the top of the post and valley should be braced to the adjoining roof construction. Case I - Within units: (Example: Unit 4 toilet waste line is over Unit 4 kitchen). When 3`d floor toilet is flushed, will be very noticeable in kitchen. Not a serious problem within the same unit, because you're hearing your own noise. Case 2 - Between units: (Examples: Second floor demising walls between Units 1&2, 5&6, and 8&9. The waste line from third floor toilets will likely come down the second floor demising wall between the units. Case 3 - In I" floor retail spaces: All plumbing lines will go through the retail spaces and will be noisy. Suggestions: a. Best solution is to switch to cast iron drain pipe at sensitive locations. In some openings, light is visible from the adjacent building. These openings need to be tightly filled with masonry. 5. >Unit 2, west side of interior stair at third floor: Install joists hangers or a ledger under the joists that were cut to install the stair opening header. 6. Roof has been stripped, shingles in process of being lifted to roof, shingle installation has begun. One three-foot course of ice and water shield has been installed. Note: Because of the knee walls under the eaves, it will be imperative that the roof slope is insulated continuously to the exterior wall, notjust to the knee walls. [This is not a change from the drawings, as the drawings show both the roof and knee walls insulated.] If the roof is not insulated, it is likely ice dams can form above the cold space behind the knee walls, and the lack of ice& water shield above these areas will result in leaks. Ice&water shield must extend one to two feet inside of an exterior (heated)wall.
