IBC 2009 Section 302 Use and Occupancy Group Classification:
1st Floor: M-Mercantile - Bicycle shop (No Work in this separate space)
Basement: M-Mercantile - Storage for bicycles (Access by separate door in public hallway)
Owner proposes to erect approx 15 linear feet of gypsum board partition in the Basement
storage area to make 480 s.f as an small showroom. The remaining 1,844 s.f. of the basement
area will be partitioned-off and remain as storage with separate door access.
IBC 2009 Table 1004.1.1 Occgpana Load
Basment Mercantile showroom 480 s.f. Occupant load 30 s.f. for 1st floor and basement
maximum 16 persons allowed. Public access accompanied by employee only.
Basement Mercantile storage 1,844 s.f, Occupant toad 300 s.f per person, Maximum 6
persons allowed. Emplyee access only.
IBC 2009 Table 1008.1.2 Door Swing
"Door swing does not need to be in the direction of travel as the Occupancy Load is 49 or less.
IBC 2009 Table 1015.1 Spaces with One Exit or Exit Access Door
Occupancy M allowed one Exit as total Occupancy Load is 49 or less.
IBC 2009 Table 1016.1 Exit Access Travel Distance
With sprinkler system 250 feet allowed. Exit Access travel distance is only 37 feet from the
door of the space to the door on the first floor of the Exit Passageway

Alteration Level 2 - Re-arrangement of space
Section 703.9.2 There is an existing Automatic Sprinkler System.
Section 704.4.1 There is an existing Fire Alarm System
Section 705.2 Exception #2 Existing non-conforming egress stair has uniform 8"risers and 8"
treads. Railings both sides. "Means of Egress conforming to the requirements of the Building
Code under which the building was constructed shall be considered compliant means of egress
if, in the opinion of the Code Official, they do not constitute distinct hazard to life."
Section 705.2 Exception #3 "The altered element or space is not required to provide Acces-
sible Means of Egress.." however, the basement has an Accessible Elevator.
Conclusions:
There is no Change of Occupancy here as basement storage can be transformed to showroom
area and still be termed Mercantile. Means of Egress stair is grandfathered. The proposed base-
ment showroom space is Accessible with an elevator from the accessible 1st floor. The exist-
ing egress stair from the basement hall is uniform in construction and has railings. Existing fire
sprinkler and fire alarm systems provide Code compliant safety. Illuminated "Exit" signs must
be placed above the Storage area door, Showroom door, and base of egress stair.
