Dear Owners:
Per your realtor's request, I met with Tim Toomey and Betsy Merry at the above-
mentioned property. The purpose of the visit was to check for proper egresses and to
confirm the legal number of units.
The research of the zoning issues clearly shows the building as a 4 unit building.
The problem we found was that the 4`h unit was lacking a second means of egress. The
owners could, with proper permitting, construct a second means of egress, the building
would be a legal grandfathered 4 family.
The other option would be to combine the 4`h unit with one on the second floor to create a
townhouse type.
Please be advised as to your course of action.
