Dear Tom,
I've sent a copy of the estimate form I used to base my price on for the
"Victory Remodel".
I use the HomeTech Advantage Estimating program, it uses an up to date
price listing from the local area for all services and material for builder use.
I need you to understand the levity of the situation over at Eugene's
house, there is a lot of clutter and disarray inside, causing considerable delay for
my sub-contractors and my crew.
The work completed so far is mostly of what plumbing there is going to be
j and when the rough plumbing and electrical is done I can then get the rest of the
cosmetic repair underway.
My portion of the contract price is approximately 1/3 of the total, the
i plumbing and heating is roughly 2/3 of the cost.
lI do not feel the price is out of balance as you said, I also think the
I condition of the residence is a reflection of the gross lack of maintenance and
care of the property, and could warrant considerably more attention and work
requiring additional change orders to the contract.
I can appreciate your concern and welcome your insight into this situation,
I hope I have alleviated some of your worry.
