It has to have value, show promise of greater returns, and last a long time. An investment in real estate can be a wonderful opportunity. Whether it's a residential building,commercial building or combination of the two, it can be a great financial adventure. One property on the North Shore may be of interest to buyers. It is an historic 1850 commercial and residential building in downtown Swampscott. Located at 164-168 Humphrey Street, it is a newly renovated structure that overlooks picturesque Red Rock Beach. The 6,600-square-foot, three-floor structure sits in a busy downtown section of Swampscott. With new cedar clapboards on the exterior, a renovated facade, and new and larger windows, it is a beautiful property in a prime location, says listing agent Janice Tilly of Sagan Agency Realtors of Swampscott. "It has been all renovated and it's in perfect condition," she says. "This has been done from top to bottom. We call it a trophy property. You won't have to do anything here for 15 years." Special care in renovation work The building, called "Oceanpointe," has three commercial units on the first floor and five residential units on the second and third floors. In the back is a parking lot with spaces for eight vehicles. A hair salon rents out one of the commercial spaces while a lawyer occupies the other two commercial units. No maintenance expenses are figured in the costs because of its extensive renovation. The work on the property was done with such care that the Swampscott Historical Commission took notice. The organization sent building owner Lary Scaglione a letter commending him on the restoration work. A new rubber roof was added along with new chimneys and skylights. "We tried to restore it to look as original as possible but with the comforts of today," says Scaglione. Renovation work was completed over the last three years. Before its facelift, the old Jeffers building, as it was known,just looked "old," says Scaglione. The owner is blunt about what attracted him to the property when he bought it. "Style," he says. "And I knew what I could do with it. " Scaglione and his family live in one of the residential units on the second floor. It is an attractive two-bedroom home with top-of-the-line features. The modem kitchen has a new tiled floor, solid cherry cabinets, and Corian countertops. The removal of old windows along the wall gave the kitchen a new look. The old side windows looked into the building right next door and offered no view. In their place is counter area with high stools that makes a cozy breakfast nook. The dining and living rooms are spacious and open.New bull's eye moldings around the new windows, in keeping with period architecture, add a special decorative element. From the dining room windows,you can see the beach area across the street. Nearby is the Hawthorne by the Sea restaurant, which is also undergoing renovation work. The spacious master bathroom features a jacuzzi tub and decorative tile work. "This is top-of-the-line, all of this file work around the walls," says Tilly. The unit also has another bedroom in the back as well as a second bathroom. The large owner's apartment, which has two separate doors to the hallway, was actually two units before. It can be converted back into two units again, should a buyer want to do that, says Tilly. In the halls and along the staircases, woodwork and moldings have been carefully stained and varnished. Refinished hardwood floors in much of the interior gives the building a special elegance.
