282 DERBY STREET - SIGN PERMIT (2) 282 Derby Street (Custom House Rotisserie Chicken) Design Review Board Proposal September 22, 2010 282 Derby Street Unit 2 (Custom House Rotisserie Chicken): Discussion and vote on proposed signage DRB Recommendation At their meeting on September 22, 2010, the DRB voted to recommend approval of the proposed signage at 282 Derby Street Unit 2 for Custom House Rotisserie Chicken with the following conditions: - The sign size shall be reduced to be no more than 12 square feet; - The width shall not exceed 56' - The lettering shall be reduced in size; - The rule below "Take Out & Catering shall be eliminated; - The "&" shall be shifted up; and - A revised design of the sign shall be reviewed and approved by Glenn Kennedy prior to the SRA meeting. The DRB also recommended that the awning be removed. Staff Comment The applicant has revised the hanging sign proposal to conform to the DRB conditions, and Glenn Kennedy recommends approval by the SRA. At the DRB meeting, the applicant submitted a proposal for the valance portion of the awning to be refaced with black material and white lettering. The DRB discussed how that approach did not work with the awning. More significantly, however, the DRB discussed at length how the existing awning distracts for the Custom House Rotisserie Chicken sign and the adjacent. Urbane Cyclist sign. The DRB noted that the awning is too large and does not fit the context of the building. They said its removal would actually support more business visibility and activity. The Rotisserie Chicken applicant indicated he would prefer the awning not be there and stated the landlord would like to keep it. The adjacent business, the Urbane Cyclist, would also like the awning removed. !c � )ajic.?IL In a telephone conversation before the meeting, the landlord indicated to staff that the awning was previously approved; however, staff is not able to locate a record of that approval. The DRB members have no recollection of the awning having been approved. The members further commented that even if it had been approved, they do not recommend perpetuating a mistake. Thus, they recommend the awning be removed. The applicant has yet to come to an agreement with the landlord regarding the awning. The awning and awning signage is not included in the current application to the SRA. Thus, approval of the awning and any awning signage will need to be approved at a future date. Original Proposal The proposal (shown on plans dated September 15, 2010) consists of a carved blade sign painted black with gold leaf, white, and orange lettering. The sign is 30" x 60" or 12.5 square feet. The sign includes three plastic resin replica chickens. The sign is proposed to project a total of 60" which is consistent with the City Sign Ordinance. However, sign design guidelines in the Urban Renewal Areas limit the projection to 56". If it desires, the DRB may recommend that the SRA waive its guidelines. Blade signs are limited to 12 square feet. The proposal exceeds this limit by '/z square foot and must be reduced in order to be permitted. Information on the awning was not submitted with the application and will be brought to the meeting. The applicant indicated the existing awning text would be replaced with new lettering. Remove Green Domed Awning. It's too large for the space and actually int- erupts the visual of their own sign. 2. Remove all the brackets and mounts that have been left behind. 3. Clean up the sidewalk, street front and mess around the post. If painted lines are needed on the street, get them repainted. 4. Restain the store front. The natural wood doors and windows is a very nice look and consistent with others on the street. 2. Use existing signage size and paint frame edge black or whatever color works with the new signage. Give the bracket a touch-up coat of paint. Use existing sign lighting. 3. Paint the post black to be consistent with ballards at the end of the street, sign brackets and lighting. Now you have a clean storefront in which to apply signage and other. This will give more prominence and visibility to the sign and still provide ample rain cover- age to the doorway if needed, 2. Lettering could be added if handled properly. If the rotisserie mechanism is applied, the board requests that all wiring and cabling be internal with no additional external conduit. The major outstanding issue with the submission is the awning and the boards desire to have it removed. Is there anyway to separate the sign from the awning from the sign as these are two separate issue? The sign is being produced by Brian at AdPro and he and the owner of CHR are looking to move forward with the production of the sign. The awning is an issue between the landlord and the tenant. The tenant has no issue with removal of the awning, however they cannot afford to replace the awning at this point and time and are looking to get the sign up immediately.
