278 DERBY STREET - SIGN PERMIT 278 Derby Street (Salem Beerworks) Signage, awnings, and outdoor dining area ,d Salem Redevelopment Authority Design Review Board Recommendation April 28, 2010 278 Derby Street (Salem Beerworks): Discussion of proposed signage, awnings, and redesign of outdoor dining area DRB Recommendation At their meeting on April 28, 2010, the DRB voted to recommend approval of the proposed signage, awnings, and redesign of outdoor dining area at 278 Derby Street with the following conditions: - The entrance step shall be widened to 8'; and - The granite base of the new wall shall step back from the building 1". Staff Comment The applicant has revised the proposal to conform to the DRB conditions. Proposal The proposal consists of installing new signage, replacing the awnings, and redesigning the outdoor dining area. The new signage consists of 9" high brushed stainless steel letters mounted on a new slate wall. The wall forms the edge of the outdoor dining area and the ramp. Although the sign is not mounted to the building wall, it will be mounted to a permanent functional element and thus is not considered to be a freestanding sign. The new sign area is 6.75 square feet, and 14.4 square feet of existing signage (on the awning valence) will be eliminated. The sign will be uplit by an led strip in the base. The sign complies with City and SRA guidelines. The awnings will be replaced with anodized aluminum bar grating awnings. The outdoor dining area will expand to incorporate the two existing parking spaces that are in front of the entryway. A new ramp will be installed with stainless steel railing, and new granite steps will be installed. On the "parking" side of the dining area, new slate wall will serve as the base for a mahogany wood trellis with integral radian heaters and lighting. The package includes the plan/photographs of existing exterior conditions, a proposed new layout and elevations, information as to materials and furnishings and signage calculations [existing and proposed]. Salem Beer Works opened in 1996. It was the second Beer Works operation for Slesar Bros. Brewing Company, Inc. Since that time we have grown to 4 company-owned locations, 3 "outlets" at Logan airport,have launched a line of our bottled beers and we are currently constructing a 5`h brewery-eatery in Hingham, Ma. Although we have been successful over the years, we have recently experienced a significant drop-off in sales in Salem. We think it important to upgrade the Salem store—and we developed the new patio/entrance plans to address issues we have found with the current layout and conditions over the years we have operated there. Our plan addresses the somewhat confusing, dangerous and not particularly attractive entrance for the operation. The plan removes the 2 parking spaces that are directly in front of our main entrance to provide a much better"retail"presence on the street, a clear entrance and better safety for guests entering/exiting as well as the public walking on the sidewalk. It also provides additional seating outside in the summer months and a fresh look that incorporates "Beer Works" look and feel. We have used granite and slate colors and textures to respect the historic nature of the area—and incorporated industrial/tech materials into the design to reflect the art and science of our brewery.
