Proposed Signage: Two 42" x 84" carved Mahogany wood signs painted cream,with
navy blue and Eucalyptus lettering. The proposed wood carved
signs will be mounted to each side of the boulder walls at the
entrance of Hawthorne Commons at Granite Ridge.
Total Area of Signs: 50 square feet
Comments: Richard Murphy,property owner of Hawthorne Commons,submitted a
letter stating that his engineer surveyed the boulder wall and believes that
mounting the signage as proposed will not compromise the structural
integrity of the wall. Furthermore, Mr. Murphy agreed that if any
problems arise from mounting the signage to the boulder wall he would
be responsible for addressing and resolving those potential issues.
Recommendation: This application meets the guidelines set forth in the Sign Ordinance. I
recommend approval as submitted.

Dear Mr. Taormina:
I am writing in response to follow-up questions regarding the application for signage for
Hawthorne Commons II.
As we have discussed, we are proposing to install entry signage to the development on
the face of the boulder retaining wall at the corner of each side of the entry road. The
retaining wall is a gravity wall constructed of large boulders, and is typically 3 to 4 feet
thick at the height of the proposed signage. Please find attached a one-page detail titled
"Hawthorne Commons Wall Mounting Armature" showing the proposed method to
mount the signage to the wall. The detail shows a 3//8"thick by 12"by 12" base plate
that that will be mounted directly to the face of a large boulder by drilling into the
boulder, placing anchors in the holes, and bolting the base plate to the stone. The sign
will then be attached to the base plate as shown.
I have discussed this with our civil engineer,and this methodology will not compromise
the structural integrity of the wall. If any problems arise from mounting the signage, we
will be responsible for addressing such issues.
In addition, you requested additional detail to clearly show the carved wood and painted
aspects of the sign. A color detail sheet showing that information is on its way to you
under separate cover directly from Signature Signs, and expect that you would receive it
within a day..

Thank you for speaking with me regarding signage for the above-referenced
development. I have attached a copy of the Site Plan Review Decision for the
development, referencing signage as item 4.
The signage proposed for the entrance to the site is wood with carved lettering as
required in item 4.b. This signage is proposed to be mounted on the granite boulder wall
constructed on both sides of our entry drive as shown on the attached renderings. The
attached color illustration shows proposed colors and dimensions are shown for the signs,
as well as all lettering and numbering fonts and sizes.
In addition to the entry signs, one building identification sign is proposed for each
building,essentially identical to the phase I building identification signs, showing the
building number(6 through 9) and the unit numbers in each building(i.e. 6002 to 6308).
Other exterior signage on the site includes the following:

The stop signs and HP parking space signs are proposed to be installed as shown on the

signs along both sides of our entry drive, evenly spaced along its length.

On Thursday,June 5, 2003,the Planning Board of the City of Salem opened a Public Heating
regarding the application of Autumn Development Company,Inc under Site Plan Review for the
property located at 209 Highland Avenue. The project is Phase U of the Hawthorne Commons
gpartrnents, which includes the construction of four mid-rise,multifamily apartment buildings

The Public Hearing was continued to June 19; 2003 and closed on July 17, 2003. At a regularly
scheduled meeting of the Planning Board held on July 17, 2003 the Board voted by a vote of (8)
eight in favor(Collins, Durand, Lombardini, Moustakis, Power, Puleo, Sullivan, Weiner), (0)
none opposed, to approve the application as complying with the requirements of Site Plan
Review, subject to the following conditions:

15. Memorandum of Understanding
The applicant and the City hereby acknowledge that a Memorandum of Understanding,has
been executed by the applicant, the City, and the property owner and recorded with the Essex
South District Registry of Deeds in Book 20964,Page 51. The Memorandum of
Understanding, whose terms shall run with the land until corhpletion of the obligations
therein,provides,in part, that the developer of the property shall contribute to the City an
amount not to exceed$150,000.00,which funding shall be used as follows: for
improvements in the water system serving the area of the development, a comprehensive
study of affordable housing in the City,and for use by the Affordable Housing Trust Fund,
all as outlined in the Memorandum of Understanding.
16.As-built Plans
As-built plans, stamped by a Registered Professional EngineZr, shall be submitted to the
Planning Department and Engineering Department prior to the issuance of the inial
Certificate of Occupancy.
17. Violations
Violations of any condition shall result in revocation of this permit by the Planning Board,
unless the violation of such condition is waived by a majority vote of the Planning Board.

copies are on file with the Planning Board. This decision shall not take effect until a copy of this
