Salem ® Redevelopment Authority Salem Redevelopment Authority Proposal December 14, 2016 41 Lafayette Street (Kokeshi): Discussion and vote on proposed installation of signage, new windows, and new garage doors. Recommendation At its meeting on November 15, 2016 the Design Review Board voted unanimously (5- 0) to recommend approval of the proposed installation of signage, new windows, and garage doors at 41 Lafayette Street (Kokeshi), conditional upon the size of the total amount of signage being reduced to comply with the City's sign ordinance, and for final review of the design to be conducted/approved by DRB Member Glenn Kennedy prior to consideration by the Salem Redevelopment Authority. Staff Comments for December 14, 2016 SRA Meeting From a design standpoint, the signage is in compliance with the City's Commercial Design Guidelines. As originally proposed, the signage on Lafayette Street was about 20 square feet more than what would normally be permitted in this location (allowed 40sf, the applicant requests 60sf); hence the reason that the above recommendation requests that the size be brought into compliance. As of the writing of this cover sheet, the applicant is still working on making the necessary adjustments to the proposed dimensions of the signs. In the interim, I have included in your enclosed materials, the signs as originally proposed to the DRB. I will ensure that materials with the revised signage are provided to you by the meeting date. All other elements of the proposal remain as originally proposed and were recommended for approval by the DRB. Proposal The applicant proposes to install three signs: 1.) A 44" x 120" aluminum backed sign flush mounted above the existing garage door entrance. Raised cut letters will rise off of the backing. 2.) A 6' tall x 4' wide sign painted in a vertical orientation along a small wall that faces Derby Street. 3.) An 8.5" x 14" vinyl sign affixed to a glass door on the Central Street side. The sign will be lit with two black LED arm extension lights, mounted on either side of the sign that will face upward, toward the sign. Salem ® Redevelopment Authority The applicant proposes to replace both garage doors (Lafayette and Central Street sides) with aluminum framed garage doors (black) as shown in the enclosed specifications. The garage door on the Central Street side will be narrower, to allow for a rear door that will be installed next to it within the existing garage opening (also black aluminum frame). A pane of glass will be mounted above that door. New black aluminum framed windows with 2" muntins will replace the existing ones shown that are in disrepair.
