They have submitted four applications in total. One application is for a directional sign to indicate where the emergency exit is located on Highland Ave. This is not a primary access, and exists as only an emergency exit as requested by the Planning Board. It is my experience in Westford that a directional sign or a sign indicating an emergency exit does not require a permit process. It simply serves a necessary signage to insure safety vehicle will be able to locate the property. The other sign permit is an adjust to an original submission. I do not have a copy of this submission. However, the applicant has included a visual of the requested sign and indication of where it will be located on the property. This sign is positioned at the corner of the property, where First Street intersects Highland Avenue. The sign is designed in a V-shape so that it is visible from both directions on Highland Ave. There is a fence located on the property, and the V-shape of the sign enables vehicles traveling on Highland Ave to see the sign clearly beyond the fence. The sign has only two faces, and each side is 29.2 square feet, 58.3 square feet in total area. The area requirement for a sign in a non-residential area is 65 square feet for each side of the sign. In an entrance corridor, the "Review Committee" has the right to reduce this requirement by 50%. This sign fits well within the required limits on this sign ordinance and I recommend approval. The applicant has been very responsive to our requests to make the sign visible from Highland Ave. They have met with me to discuss the sign requirements and have stayed well within our ordinance requirements. Sullivan: Enclosed, as previously mentioned, is information on our proposed signage revisions that are intended to improve perceived issues with the project' s identity for emergency purposes . In summary, the proposed revisions result in signage that is essentially: (1 ) in similar locations (2) of the same quality level (3) slightly larger (4 ) same materials and colors . A. Main Entrance on First Street Attached: - Partial site sketch (Sheet 3) - Signage revision: "205 Highland" is added to the sign to increase project' s identity for emergency vehicles approaching along First Street. B . Corner of First Street and Highland Avenue Attached: - Partial site sketch (Sheet 1) - Revised sign and brick pier work. Ms . Denise Sullivan June 12, 2002 Page Two The sign is increased in size slightly. Text changes from "205" to "205 Highland" to improve identification. The brick piers will be 18 - 24" taller to improve visibility. Another brick column and sign is added so that southbound facing traffic can identify the project . C . Emergency Vehicle Entrance (Northwest Corner of Site) Attached: - Partial site sketch (Sheet 2) - Sign sketch . This is a new sign that states "205 Highland Avenue, Emergency Vehicles Only" . We recognize that this proposal, if approved, will result in the project having slightly more signage than is consistent with City guidelines . It is our hope that the proposed changes are valuable towards the concerns raised regarding the project' s address and identity for emergency purposes .
