Check payab "* The Evening News. �� SCHEDULE A The petitioner is the owner of undeveloped land in Salem, shown on Assessor's Map 7 as lots 38 and 39, having taken title to five individual lots by two separate deeds in 1964. The petitioner proposes to divide the five lots into four lots, according to the plan submitted with this application, in order to offer them for sale as single-family house lots. The petitioner does not plan to build on the lots prior to sale. The property is situated in an R-1 zone. The area of each resulting lot will exceed the minimum required 15,000 sq. ft. for single family use in an R-1 district; variance from the minimum requirement of 100 ft. lot width is necessary, as each resulting lot will have frontage of approximately 86 feet. Granting the requested variance will enable the petitioner to proceed with his development of the property in the most economically practical manner. As Clark Street is an unimproved road in the vicinity of the property, the petitioner will improve the road prior to sale. The end result will be the availability of four new single-family house lots of substantial size - greater than that required by the ordinance - making possible the development of new homes in the City. further, granting the variance will not derogate from the intent of the Ordinance nor be adverse to the public good. Wherefore, the petitioner respectfully requests that the Board grant a variance allowing lot widths of 861 for each of the proposed four lots, as shown on the attached plan. A hardship exists for the petitioner in that he is restricted in the configurations of the proposed lots by reason of their layout in an old recorded plan; further, the most reasonable economic use of the property - the proposed four lot plan - cannot be achieved by the purchase of additional land, as none is available to the petitioner.
