The Commission Chair reviewed your project and suggested using the shutter color(Essex Green) to highlight the lattice. If the owners would like to use Essex Green instead of the Navajo White, I can add this request to the Commission's November 16'0 meeting agenda. I don't think it would be necessary for them to attend the meeting as I do not anticipate the Commission having any problem with the request. Please let me know if you would like to request the paint color change for the lattice or if you prefer to keep the lattice in the trim color. Message: Hello Patricia, You've been speaking with my husband Nick Lewis about work on our home at 23 Warren St. He left a message a little while ago that we'd decided to replace the kitchen gutters in kind with wood, after talking with our contractor. We're just feeling that we need to address the damage issue asap and can't wait for a meeting. Another issue has arisen. National Grid and NEUCO have been doing gas main work, updating the service,on our street. A half hour ago, a worker came to the door, asked to go in the basement. Came back and said we had some"unusual configuration" of our gas lines that would require them to install the new meter and pipes on the outside of the house. He asked if this was OK with us. I said no, not at all.They tried to start this work last week without notifying the city or residents. Do they have permission from the Historic Commission to do this? It does seem like worse than a horrible irony that we go to all these lengths and expense to maintain our houses and respect their historic character, and they're proposing to slap ugly chunks of metal on the exterior of the houses! I've spoken with a few other residents since and they're hearing the same thing from the NEUCO workers. I've posted this to SeeClickFix. All the work on the Sept. 15, 2008 certificate was completed except: Replacement of roof on side porch of southwest rear Stretch Stevens is prepared to fit us into his schedule this week and next to do this job.We were also going to have him estimate replacing a wood gutter on the northeast side of the house (a kitchen extension at the rear of the house) with water damage. When he examined it, he found more extensive water damage to the fascia which is urgent need of repair. Ants have set up shop in the rotted wood as well and are invading the kitchen.We'd like him to repair this now with like materials and design. We'd like to have him replace the wood gutters on the rear extension with K-style aluminum gutters instead of wood, painted to match trim. We're finding that the wood gutters are not doing the job of draining water at the rear.This is the second time we've had to replace fascia and clapboards in 10 years, and are getting overflow water pooling around the house and flooding the basement.The K gutters would have larger water carrying capacity. We've also found that the wood gutters are not lasting, even with quality contractors.This gutter failed at 13 years old. Another wood gutter on the main house had to be replaced after 9 years. Cost is an issue--this is not even close to the 25-50 years we were told to expect from the more expensive wood gutters. (We will continue to keep wood gutters on the main house nearest the street). Is it necessary to make an application and wait for a meeting for make this gutter material change where we have rot at the rear? I can bring a new application to the office with photos on Tuesday. The existing colors are: Body Benjamin Moore yellow(custom formula) Trim Benjamin Moore Navajo White Shutters Benjamin Moore Essex Green We would like to retain the trim and shutter colors, and use an Epifanes shade of green that matches Essex Green, #65, for the entry and storm doors. Epifanes yacht enamel offers increased durability for these doors, which are south- and west-facing and subjected to intense sunlight. For the body color, we would like to replace the existing pale yellow with either 1) California Historic Colors of America Georgian Yellow or 2) the custom shade created for the Solomon Chaplin House at 5 Monroe Street(1809), now owned by John and Barbara Hermanski, called Hawkes Yellow. They inherited the tint formula from the home's previous owners. The exact basis for the color is unknown, although the name suggests it is based upon the body color of the McIntire-designed Hawkes House on Derby Street(1800). The Hawkes clapboards are sun faded, but the fresh color on the pediment and between the pilasters on the entry door on the left side of the building suggests a match to the 5 Monroe St. color. These two houses are Federal Style, and our house at 23 Warren Street is Greek Revival. We understand from Historic New England's literature for the California Paints Historic Colors of America that"off-white, ochre, and grey"are suitable for Greek Revival houses. We referred to Paint in America, edited by historic preservationist Roger W. Moss, who cites yellow ochre and chrome yellow as the most popular, readily available yellow pigments for exteriors of the 1830s. According to Moss, both could produce a range of hues from light yellow to deeper orange-tinged ochres. A paper by Tom Kelleher for Old Sturbridge Village,Notes on Paint and Paint Colors in the 1830s, also cites yellow ochre as the most commonly used in house painting. Kelly has shown me the paint calors that they have chosen that is on another house nearby. The house with the existing paint colors is lovely and I think will be quite charming on Kelly and Nick's house. My husband and I are both very excited to see the continued improvements in our neighborhood and are equally excited over the changes that Kelly and Nick are proposing. They have done quite a bit of work to their house and garden. All of it has been in excellent taste and has been historically appropriate to the property and the craftsmanship has been of extremely high quality. The porch was deteriorating due to poor original construction methods and materials and also harboring bee and ant nests. During demolition,the contractor discovered that the porch was not built to code. There are no concrete footings; the porch was simply propped up on stacked railroad ties. Also, the railing height was 32". Although we were asked to replicate existing construction,the building code specifies that our contractor must install footings at the required depth. This means we can't simply replace the railroad ties supporting the porch with like materials(the ties are rotted from the inside out). To accomplish this,the contractor has had to level the formerly elevated patio to grade in front of the stairs. He will then need to accommodate two properly built stairs as part of the staircase to compensate for the removal of the railroad ties, which also acted as the two bottom stairs. The benefit is that it seems a more historically appropriate arrangement to not utilize railroad ties. To our knowledge,the previous porch construction happened in the 1980's and it seems unlikely that this was replicating a historic design. Also, the contractor has told us that he will need to raise the 32"railings to 36". We will of course retain the existing square spindle style. Thank you for your assistance. (Figure 1, plot plan). The proposed fence section will close a 72" gap between the rear porch railing and the garage. (Figure 2 and Figure 3, cat exiting through gap). Since the photo in Figure 2 was taken, an approved 6' lattice top privacy fence has been erected on the opposite side of the patio. Figure 3 is a photo taken in July 2009 during construction of approved replacement steps. This is the point of view for owners and guests entering rear garden. From this POV, the privacy fence is in close proximity, therefore we are striving to choose an aesthetically compatible porch railing, proposed fence, and existing privacy fence. (Note these three elements are not visible together from the public way.) We are proposing a square spindle fence (pyramidal top) matching the size and spacing of the spindles in the porch railing,but with spindles piercing the cap rail (like Figure 4). The fence will be hung from two 4x4 posts, to match porch. The left-hand post will either be the lower porch railing terminal post, or a matching post set adjacent to it. The fence will consist of two 32"panels that can open either singly or in tandem as gates, custom built to coordinate with existing elements. The height of the fence will be 46-52", height to be decided to coordinate with stair handrail (height of handrail TBD by building code). Ideally, lower terminus of stair handrail will align with upper fence support with spindle piercing rail 6-8"above this level. Fence caps will be pyramidal to match privacy fence. The fence will be cedar with cedar or pressure- treated posts, painted Benjamin Moore Navajo White to match house trim color(will computer match chip at Waters& Brown to see if weathering dictates a custom-mixed shade).
