At the closing, the seller,Neil E Leahey, gave us a Certificate of Appropriateness for the removal of an existing fire escape and the construction of a 2nd floor porch. He was under the assumption that this was an open-ended approval, but I have noted that the Certificate has an expiration date of Friday, May 6,2005,which is one year from the issuance. As the new owners,we would like to make this renovation. As a part of the purchase contract, however, the sellers are not moving out until the end of June and we are not moving in until sometime in July. We request that the deadline for completion of work to be extended to August 31,2006. This would allow us the winter to have plans drawn and then the spring and summer of next year to commence and complete construction. Enclosed are copies of the Certificate and the photo that was included in the original application. Our home phone number is 617-263-6829.We look forward to hearing your decision in this matter. Due to improper attachment of the fire escape, there has been significant water damage to the first and second floor unit. A porch has been deeded to be built in the existing L (where the fire escape presently exists). We are requesting to remove the existing structure and replace it with a wooden deck that would serve as a living space as well as the egress for the second floor. The deck will stand 12'5" from the ground and 10'6" x 13' in area. The deck and stairs will follow the existing contour of the fire escape. I have attached an example of the proposed style, examples and measurements. The structure will be built from pressure treated wood in the same style as the attached photos. The deck will be minimally visible from any public way. The small portion that will be visible will be a great improvement aesthetically as well as allowing us to properly repair the damaged area of the house.
