Refinishing the floors: The current thinking on the floors is to clean and wax them. Polyurethane requires that the floors be sanded. It only lasts 5-10 years, then the floors have to be sanded again. With each sanding, the floors are reduced in depth. In the long run, this is a damaging method. The problem with a waxed floor, however, is that it must be regularly maintained. 4. Windows — The second floor windows should be restored. This means reputtying, fixing sash cords, and some carpentry repairs. (Painting is not included in this category). 36 windows altogether. 5. Interior painting — This includes one coat on both walls and ceilings for the entire second floor plus the front entry, front stairhall, and back stairhall. Second floor windows are also included in this category. s 6. Exterior painting — Includes 78 windows, 6 doors, and building trim. 7 . Install kitchen — This would most likely include a 4-6 burner stove and a refrigerator freezer (a deep sink already exists on the second floor) . Warming cabinets are not necessary because any good caterer would have his own. 8. Heating system — The current system has 4 zones and they are not properly coordinated. Calibration is necessary. Also, some of the convectors need to be fixed. 9. Check roof for leaks — Some of the second floor ceiling paint failure may be due to roof leaks.
