They voted to approve the paint color changes and the first floor railing/stairs/landing as completed with the condition, as recommended,to install the matching posts in front of the support posts in order to extend the handrail to meet the building code. A couple members stated that they wanted to continue the application to the next meeting in order to have you bring in a drawing to be voted on, but we were able to convince them to issue the Certificate with the condition that you submit a drawing (of just that deck/rail/stairs)for Jessica's verbal approval and placement in my file before you start the work. Therefore, you will not have to come back before the Commission—unless you plan on making any other building alterations. I will mail you a Certificate today (which will be good for one year). The following is the result of that review: 1. Railing of third floor deck on front of building- You have acknowledged and agreed to correct the railing which was not built as approved. However, we recently noted that the deck has since been painted without the correction. Please be reminded that the upper section of the railing must have one half the balusters of the lower section and each should align with every other baluster of the lower section as per the Certificate issued. We respectfully request that his work be completed within 30 days. 2. Paint colors of dentils and downspouts- Without a formal application, the SHC is unable to discuss or vote as to whether the painting changes you made without approval are historically appropriate. Therefore, you are respectfully requested to submit an application for a Certificate of Appropriateness for the change in the dentil and downspout colors or to change the current colors as per the approved Certificates within 30 days. 3. Missing posts of new first floor entry deck right front- It has also been determined that the new first floor entry deck, which was approved to match the upper deck, does not terminate in matching capped posts at the base of the stairs (2 sets of stairs with 3 railings that need to terminate in capped posts), a detail that had been discussed with you at the last Commission meeting you attended. This must also be corrected or an application for an alternative be submitted within 30 days for Commission review. Please note that the Commission worked with you in resolving the unapproved demolition of the rear section of the building. In that spirit of cooperation, we had hoped to see you adjust the lower front porch railing to more appropriately compliment the style of the building. While disappointing that you chose not to rework the railing on the lower deck, it is not subject to further action by the SHC. Page 2 9/24/07 In general, we are very pleased with the overall outcome of the rehabilitation of this property. Some of the changes noted above may, in fact,receive a favorable decision. However, as much as we strive to work with our applicants,the process must still be consistent for all property owners in the historic districts. Therefore, until these three items are corrected or an application is received and approved, the unapproved changes are considered violations and are subject to enforcement. Please come by along with the rest of the group. You are truly welcome. Let me respond to the letter dated August, 8th, 2007 signed by Hannah Diozzi. * Dentils were painted Summerdale Gold instead. The'wicked'was just too wicked!The Summerdale Gold was more gentle and kind. It enhanced the trim and the body beautifully. I have never gotten more compliments regarding color in any of my other developments. People stop and get out of their cars and ask for the color pallet regularly. Amazing response. Please understand, there were a large team of painters committed to the job at this time. I made a decision with my team that we thought would be awesome and it was/is. *Regarding the railing on the lower deck, I decided to leave the existing railings exactly as they were as there wasn't a need to adjust the width after all. I simply painted them the trim color. *The new third floor deck will be adjusted to your feedback and comments. You are correct in your observations. I will get to this in the very near future. *The downspouts were painted the trim color. This was a slight error between the painters and myself. I don't see the need to redo them as the time and expense doesn't warrant it. The building looks fantastic as it is with the trim color on the downspouts. Please understand and accept this.
