JON.28. 1995 12:39PM P 3 FROM McGinley Hart BOSTON PHONE NO. : 617 227 8316 104 Federal Street Roof Repair 104 Federal Street Roof Work Introduction: We are planning to replace the flat roof above our porch addition,and replace the existing copper valleys and copper gutters and downspouts,all of which currently are deteriorated and leak.These replacements will necessitate the repair the existing slate roof at the rear (both roofs are not visible the public way [Federal Street]). (See Figure 3).The gutter and downspout is visible from the public way. (See Figure 1). A skylight exists, a portion of which is visible at the ridge from the public way. (See Figure 2).This skylight will have to be worked on as it is in the area of the valley system that will be replaced.We plan to replace the skylight with an operable Velux unit which is virtually the same dimension of the existing. Skylight at rear of ridge Replace with Velux unit Yes same dimension Description of Existing Conditions and Description of Work Proposed: The house appears to have been built c. 1825(deed research,William Tinti,Esq., and research associated with Historic Salem's "plaque program", as well as observation of exterior and interior detailing).The porch appears to have been built c. 1890-1910,based upon the configuration and interior detailing.It may have originally been one story but probably was built in its existing two story with flat roof configuration. Valley "B" currently leaks water,and Valley"A"is integral with the flat roof above the porch, as well as being a prime candidate for leaks in the near future.These will be replaced with a new copper open valley.It will be necessary to pull up a portion of the slates associated with both valleys to replace same.The flat roof has to be replaced as it is leaking water at the eaves.It will be replaced with a "rubber"roof.The existing copper gutter and downspout will be replaced with a raw copper gutter and downspout to match the existing size and profile. The slate roof that occurs over the sloped surfaces appears to be composed of Munson blacks (a hard durable slate from the Munson quarry in Maine).Unfortunately the quarry is no linger operable and only used Munson slate is available,if at all. It appears that the slates may have been relaid at least one time,based on the observation that some slate has been laid with the nail-holes "down" instead of hidden.Existing nails appear to be "cut", indicating that the date of installation could be between c. 1825 and c. 1890. At the same time quite a few slates were coated along their horizontal and vertical edges with the same "goop".While we hope to carefully remove the existing slates that need to be pulled up to replace the valleys(which are leaking),it is doubtful that these slates can be salvaged 100%.Therefore we will use either"used" Munson blacks or a good new replacement slate of slightly lighter tone. The ridges of the roof,visible from the street,are currently covered with metal.They probably were originally'bombed" (woven slate).We hope to salvage the existing slate up to the ridge on slopes 3, 5,6 and 8, and we plan to recover the ridge with new lead-coated copper in the existing configuration unless we have to pull up all the slate on these slopes. In the latter case we will attempt to restore the"combed"configuration at the peak. Since the south slope(#1) will not be touched at this time,the ridges at the east and west will remain. Chimney#3 will be reflashed with lead sheet,as the existing has deteriorated. There is a 23" X 34" skylight/vent near the peak of Slope 3.It is also covered with "goop", and inoperable.It will have to be worked on as it is very near valley "A".We plan to replace this with a Velux skylight of very close dimension(23" X 33").The portion of the skylight visible from the public way(Federal Street)is the upper flashing,which will appear the same to the eye.
